Have payments on newly purchased homes in the U.S. dropped?
I’m always watching the numbers for homebuyers, and here’s the latest: the national median mortgage payment for new home purchases has dipped to $2,175. While that’s a welcome shift, it’s still 2.2% above last year’s figure, with average mortgage rates sitting at 6.66%. If you’re curious about affordability, Idaho and Nevada currently top the list as least affordable states, while Louisiana and North Dakota offer the most budget-friendly options. As someone who’s helped buyers and investors navigate changing markets across Central Kentucky for over two decades, I know how important it is to track these trends—especially for those balancing personal needs, investment goals, and local opportunity.

US Home Prices Face Real Value Erosion
US home prices continue to grab headlines, but beneath the surface, the real story is more nuanced. In Q2 2026, while nominal home prices kept inching up, one key federal index actually showed no month-over-month change from mid- to late quarter after seasonal adjustment. Nationally, prices appreciated about 1.5% year-over-year in late Q2—an improvement from 1% mid-quarter, but still trailing inflation, which sits around 3.5%. That means home values slipped in real terms for the 13th straight month, though slower inflation and steadier price gains have eased the pace of real-value erosion.

Despite this, one federal measure has posted positive annual appreciation every quarter since early 2012—a testament to how resilient nominal prices remain, even as affordability becomes a bigger challenge. This is especially true for first-time buyers, who are feeling the squeeze as typical monthly payments on existing single-family homes have risen again this quarter.

As someone who’s tracked these shifts across Central Kentucky for over two decades—both as an agent and investor—I know that numbers only tell part of the story. Whether you’re buying your first home or evaluating investment opportunities, understanding both the headline prices and what’s happening after inflation is essential in navigating today’s market.

US Home Sales Remain Strong Despite Record-High Prices
July brought a 1.7% dip in U.S. existing home sales, settling at a 4.06 million annual rate. Meanwhile, the median price climbed 2% to a record $434,100. With mortgage rates at 6.69%, affordability remains a challenge, and available inventory sits at just 1.54 million homes. As someone who’s guided clients through Central Kentucky’s shifting markets for over two decades, I know that these national trends often echo right here at home. Whether you’re seeking your next primary residence, investment property, or rental, my experience in both residential and commercial real estate helps you read between the lines. Navigating real estate is about more than numbers—it’s about understanding how these shifts impact real people, their investments, and their communities.

Case-Shiller: National House Price Index Up 1.5% year-over-year in June
The latest S&P/Case-Shiller National Home Price Index shows a 1.5% increase year-over-year in June, with a modest 0.13% rise just for the month. However, with inflation at 3.5%, the real value of homes actually slipped a bit. Regionally, Chicago experienced a robust 6.9% annual gain, while Seattle saw a 2.0% decline. All of this is happening in an environment where mortgage rates are holding around 6.5%.

Having navigated Central Kentucky’s real estate market for over two decades, I’ve seen how headlines don’t always tell the whole story for buyers and sellers here. Whether you’re considering a primary residence or exploring investment opportunities, it’s crucial to look beyond national numbers and focus on what’s happening in our local neighborhoods. My experience as both a broker and an investment property owner helps me translate these broad trends into practical advice for your next move.

New Opportunities Arise as Single-Family Home Market Shifts
Lately, investor confidence in single-family homes has reached its lowest point on record. The combination of rising mortgage rates, escalating prices, and higher costs is putting significant pressure on profit margins. As someone who’s worked with buyers, sellers, and investors throughout Central Kentucky since 2002—and with my own experience owning investment properties—I’m seeing many smaller investors holding off on purchases or redirecting their attention toward more resilient rental markets in this climate of uncertainty. Navigating these shifts is never easy, but informed decisions and local insight have always been key to long-term success in real estate.

US Confidence Hits Seven-Mo Low
As we move through mid-Q3, there’s a noticeable shift in how Americans are feeling about the economy. While people are more positive about their current situation—the present-conditions index climbed nearly 7 points to 121—there’s growing concern about what lies ahead. The expectations gauge dropped about 6 points to 68, slipping under the threshold often associated with recession worries. Early in Q3, employers cut 23,000 jobs, nudging unemployment to around 4%. Interestingly, that uptick was driven more by folks stepping away from the workforce than by a surge in hiring.

For those watching the housing market, confidence has softened but not stalled. Homebuying expectations have only eased slightly, and in fact, they remain on the rise even as about 61% expect interest rates to keep climbing. With the Federal Reserve holding rates steady and markets not anticipating much relief in the near term, it appears borrowing costs will stay elevated as we head toward year-end.

From my experience helping buyers and investors navigate real estate ups and downs across Central Kentucky, I know that understanding these shifts is key to making informed decisions—whether you’re searching for a primary home, a rental, or a commercial investment. Staying attuned to both market data and local trends helps us find the right opportunities, even when the outlook gets cloudy.
