In 2021, people were waiving home inspections left and right to🤞 have their ticket called from the pile of offers. ✨I NEVER recommended my buyers to waive a home inspection & we were still able to beat out multiple offers😉✨

I had a buyer who recently invested $450 in an inspection that revealed damage to the basement of the home that would cost $10,000 to repair.

With that knowledge, we head back to the seller to negotiate repair costs or walk from the deal.

In most cases, the sellers will work with us to make it right. However, some do not have the funds to pay for the repairs. In my buyers case, we asked the sellers pay for the repairs out of their net proceeds.

This is a case-by-case basis and I know numerous ways to negotiate repairs. Had my buyers waived the inspection to save $450, it would have cost them $10,000 out of pocket to fix their basement. If they didn't have the funds to pay for it themselves, then the basement would have gotten worse over time and been even more costly to fix.

Don't waive a home inspection or you could be met with a surprise later! Your long-term peace of mind is worth the fee! Saving $450 could cost you more in the long-run.
