What to Do If There’s Radon

Whether your client is a seller or buyer, you should recommend that they test the house for radon. If a seller discovers high levels, they can put a remediation plan in place. The seller may then pay for remediation or give a credit to the buyer that lowers the final cost of purchasing the home, in which case the buyer then becomes responsible for resolving the problem. If an impasse exists between a buyer and seller regarding how to handle high radon levels, the buyer may terminate the contract if it contains a radon contingency. If radon levels are within acceptable ranges, the buyer can be assured that the home is safe for occupants.
Agents can also encourage their buyer clients to inquire about prior testing on the property and request the report results and dates.
