After 7 years, I’m making a change.

I’ve been licensed in real estate for 9 years, and I’ve spent the last 7 of those years with Schuler Bauer.

And before anyone starts looking for the dramatic story… there isn’t one.

This wasn’t a decision I made because I think I can suddenly “serve my clients better” somewhere else. My clients have always gotten everything I have to give, and that isn’t changing.

This change was for me.

Burnout is real in this industry. Real estate has given me a career I genuinely love, but it’s also a business that can consume you if you let it. After 7 years in the same place, I realized I needed something different. A change of scenery. A fresh start. Something that made real estate feel a little new again.

I will always be grateful for my time at Schuler Bauer. I would not be the agent I am today, and I truly don’t believe I would be where I am in my career today, had I not made the decision to go there 7 years ago. I’ve learned so much, built relationships I’ll carry with me, and grown both personally and professionally during my time there.

Sometimes you don’t leave because something is wrong. Sometimes a chapter can be really good to you, and it can still be time to turn the page.

So, I’m turning the page. ❤️

“But I bought the house BEFORE we got married. Why does my spouse have to sign?”

This is a question that surprises a LOT of Kentucky homeowners when it’s time to sell.

You bought the house. Your name is the only name on the deed. You bought it years before you ever got married. So your spouse has nothing to do with the sale… right?

Not necessarily.

Kentucky law gives spouses certain legal rights and interests in real estate, even when only one spouse is listed as the owner. That means your spouse may need to be involved in the paperwork necessary to sell the property and release any marital or spousal interest they may have.

And here’s an important distinction:
A home you owned before marriage does NOT automatically become marital property simply because you got married.

But that does not necessarily mean your spouse has zero legal interest in the property or can simply be left off the paperwork when you sell.

This is one of the reasons I ask about marital status when preparing a listing. It may seem like a strange question when only one person’s name is on the deed, but there’s a reason!

The last place we want to discover a title or spousal rights issue is a few days before closing. 😬

Real estate is rarely as simple as “Whose name is on the deed?”

If you’re married and thinking about selling a Kentucky property you owned before the marriage, talk with your Realtor and closing attorney/title company early so they can determine exactly what signatures will be required for your specific situation.

Kentucky real estate has some quirks. This is definitely one of them!

“We aren’t married. Can we still buy a house together?”

And the follow-up I hear ALL the time:
“Only one of us is on the mortgage. Can both of us still be on the deed?”

The answer to both is YES!…. potentially!

You do NOT have to be married to purchase a home together in Kentucky. And here’s where people often get confused:

The mortgage and the deed are two different things.
💰 The mortgage/loan determines who is financially responsible for the loan.
🏡 The deed determines who owns the property.

So, depending on the lender and circumstances, it may be possible for only one person to qualify for and be responsible for the mortgage while BOTH people are listed on the deed as owners.

But there is something I always want unmarried couples to understand:
⚠️ Putting someone on the deed gives them an ownership interest in the property. If you break up later, one person moves out, one person stops contributing, or you disagree about selling, it isn’t necessarily as simple as saying, “Well, the mortgage is only in my name.”

One person can potentially be responsible for 100% of the mortgage debt while another person still has an ownership interest in the house.

And unlike married couples, unmarried couples don’t have the same divorce process to sort out property if the relationship ends.

So yes, you can absolutely purchase a home with someone you aren’t married to, and there are situations where someone who isn’t on the mortgage can still be on the deed.

But before deciding HOW you want to take ownership, talk with your lender and closing attorney/title company so you understand exactly what you’re agreeing to.

Because when it comes to real estate…

Being on the mortgage and owning the house are NOT the same thing. 🏡

Overpriced with outdated winter photos & spent months on the market. Then, when listed with me, under contract in less than 30 days.

Last September, I was on a much needed family vacation when I got a phone call from a real estate agent in California. She was interviewing agents to potentially list her uncle’s home here in Kentucky. Her uncle lives in Washington, so she wanted someone she could trust to handle everything.

I told her I was on vacation, and honestly, the conversation was pretty short. When I didn’t hear back, I wasn’t surprised. For once, I was really trying to enjoy time with my family and not work.

Fast forward about 6 months, and she called me again. She told me that I was actually the agent she had originally chosen however her uncle ultimately decided to list with another company - because of the name. Unfortunately, his house didn’t sell. They were also unaware of any showings.

Before I ever spoke with him, I reviewed the previous listing and prepared just like I would for any new listing appointment.

When her uncle called, I had to have an uncomfortable conversation with someone I had never even met. The home was priced over $20,000 higher than I believed the market supported, and the listing photos still showed ice and snow even though we were in the beginning of summer.

I showed him the data and explained what I believed needed to change. He trusted me.

We adjusted the price based on the market, brought in fresh professional photography, created video marketing, and completely refreshed how the home was presented to buyers.

Less than ONE MONTH later, we had an offer.

This is exactly why choosing the right agent matters.

Sometimes it takes a fresh set of eyes, honest advice, strong marketing, and an agent willing to have the uncomfortable conversations that actually get you to the closing table.

This closing was bright & early at the Kentucky Grand Hotel in Bowling Green which was pretty neat!

Our first deal fell apart the DAY before closing because of buyer financing. 😩 The buyer’s agent immediately connected them with one of their trusted loan officers to see if the deal could be saved. Unfortunately, the buyer still wasn’t able to qualify, BUT there was one major difference - that lender identified the issue as soon as they reviewed the application, not 30 days into the transaction and the day before closing.

And that’s exactly why I say it all the time:
WHO YOU WORK WITH MATTERS. 👏

The lender matters. The agent matters. The communication matters. Having professionals involved who know how to identify problems early can make a HUGE difference in a real estate transaction.

Thankfully, we got this home back under contract and made it to the closing table!

I know this process wasn’t always easy, so I especially want to thank my sellers for trusting me, sticking with me, and allowing me to guide them through the unexpected.

Congratulations, you guys! This one was definitely worth celebrating!
