Don’t get surprised at closing.
I’ve noticed a lot of agents in our area are adding transaction fees and closing fees on top of the commission. Those extra charges should be clearly disclosed at the listing appointment — not lumped in with tittle fees or sprung on you at closing. Ask why the fee is there. Ask who is actually working your file.
If the agent is farming the paperwork, lender calls, title follow-up, and inspection coordination out to a transaction coordinator, you are paying extra for work the commission was already supposed to cover.
I don’t charge transaction fees or closing fees. I have closed 70 deals a year with no assistant and no transaction coordinator. I go to the inspections. I go to the closings. I talk to my clients, the cooperating agents, the lender, and title myself. That communication is part of the job. That’s what the commission pays for — the work and the advertising.
Don’t let anyone pad their pocket without you understanding the charge. Look at the net-to-seller sheet carefully. If a line item doesn’t make sense, ask.

📣BREAKING: The Fed just raised interest rates by .25%.

But before homebuyers panic that does NOT mean mortgage rates just went up .25%.

In fact, mortgage rates had already been moving higher BEFORE today’s announcement, with daily 30-year rates recently pushing above 7%.

Here’s what most people don’t realize

The Fed controls a short-term interest rate. Mortgage rates are much more closely tied to the bond market, inflation expectations and the 10 year Treasury.

So when you hear “the Fed raised rates,” don’t automatically assume your mortgage rate went up by the same amount.

What matters now is how the bond market reacts to what the Fed said today and what it expects the Fed to do next.

If you’re thinking about buying or selling, don’t make a real estate decision based on a headline.
