Let’s try that again.

It means 🍁 Fall is almost here and temperatures will be starting to cool off. Means you might be thinking about clearing out that coat closet. Silently cursing over that ONE coat she only wore once before she decided she didn’t need a coat.

🧥That is where I come in! The Annual Coat Drive is right around the corner and I have big goals this year.

This year, I will be doing Porch Pick Ups only and then hosting a big ole “thank you” party to all my people that donate later in the year!

🧥Coat Drive starts September 10 and goes until October 31.
🧥All coats be donated to The American Cancer Foundation.
🧥Thank You party is on Saturday, November 22.

It’s not the same market as it was 4 years ago. (Heck, it isn’t the market it was 4 months ago).

Gone are the days where buyers will see a home online and throw their offer in the ring on day 2 before they have even seen the home just so they can compete with the other 18 offers.

Buyers have questions. And they aren’t going to jump all in without knowing some of the answers, analyzing what they know, crunching numbers, and feeling confident with the information they have.

As a seller (and as your agent) it will go a long way in building trust, creating a relationship and… getting offers … if we can help to answer those questions thoroughly.

Use this post (and a consult with me) to gather all the information a buyer will want to know about your home before you list. It will allow for a much smoother listing period, better open houses, quicker offers, and an overall better experience.

Okay, okay… there is more to winning a bidding war than “girl power” - but you gotta love this trophy.

Going up against multiple offers can be stressful and the hard truth is that sometimes you aren’t going to win.

But to put your best foot forward - follow these steps.

1. Be ready. Be pre-approved. Be ready to pull the trigger even if it’s your first home you see. And be ready to do it quickly.

2. Assume you are not going to know EVERYTHING about the home before submitting. Unless there are inspections already attached to the house (love it when this happens)… you will need to rely on your inspection period to get all the details. Don’t worry - your trusted agent will never remove any contingencies until you feel good and comfortable with having all of the details.

3. Don’t play hard ball. If you are going to up against multiple offers, there may or may not very room for counters or back and forth negotiations. The worst thing in the world? Losing out on your dream home to another offer when you WOULD HAVE and COULD HAVE gone higher… but chose to play it safe.

4. Communication. Be sure your agent is communicating with the other agent. Finding out as much as possible about what the seller is looking for and needing. Use this information when writing up your offer. Appeal to the seller!

Coats, coats, and more coats!

I have my bins ready.
My drink tickets ordered.
And my car emptied and ready to fill with coats. (Okay, as emptied as it can be… I have four kids, work in real estate and coach soccer).

All you have to do is find those coats you don’t need or want and donate!

There is a porch pick up option where I will come right to your door and grab the coats!
