Commercial Market Pulse: Industrial ๐ญ
Sacramento's industrial vacancy sat at 6.5% in Q2 2026 โ up slightly from 5.7% a year ago, but holding roughly steady quarter-over-quarter as the market absorbs recent new construction. Total availability (including sublease space) is running closer to 10.2%, meaning tenants have more room to negotiate than they did a year or two ago.
For owners and investors, that's a market that's stabilizing rather than overheating โ steady leasing activity, slowing new supply, and a region that still serves as a key distribution hub for Northern California.
