The spring housing market is finally showing real signs of life, but the recovery isn’t happening everywhere at the same pace.

New data from Realtor.com shows that 2026 is bringing a clearer balance between new listings and buyer activity, with contract signings and inventory both trending higher than last year.

And once again, the Midwest is leading the way thanks to a mix of affordability, improving supply, and buyers who are re-engaging after a slow few years.
