Multifamily isn’t collapsing, but it isn’t improving either. Many assets are still carrying loans built on assumptions that no longer hold. Extensions may keep properties alive, but they don’t solve the underlying problem. If you’re waiting for a clear refinance window or a quick turnaround, I don’t see it in 2026.

Investors may still find capital in 2026, but fewer borrowers will qualify. Lenders are no longer extending easy credit. Instead, they’re tightening standards and prioritizing those with proven track records and well-documented underwriting practices.
