🥹 I FINALLY DID IT — TOP 5!!! 🏡✨

A goal I have written down every single year since I started real estate… and this week I officially hit #5 out of 51 Coldwell Banker agents.

Naturally, we celebrated with family football, good food, and a sparkler candle that I very confidently tried to blow out… which was absolutely NOT how that worked. 😂🔥 And even though my team lost, I’d say I still had a pretty amazing reason to celebrate.

I’m such a numbers girl. I set goals, track them, chase them, and probably refresh the rankings way too often 😂 — but this one means so much more than seeing my name next to a number.

Because behind that number are PEOPLE.

Families who trusted me to sell the home they’ve poured years into. Buyers who trusted me to help them make one of the biggest purchases of their lives. Friends who send their friends to me. Past clients who come back. People who tag my name when someone asks for a Realtor.

YOU are the reason I got to check this goal off. ❤️

And because apparently I’m incapable of reaching a goal without immediately setting another one… 😂

I am SO thrilled for my sellers! Their beautiful home is officially under contract after just 23 days on the market! 🙌🏼

When I first sat down with my clients to prepare their home for the market, one of the biggest things I wanted to do was set realistic expectations. Based on the current market data for homes in this price range, we were looking at an average of roughly 30–45 days on market — and then this one went and blew those expectations right out of the water. ❤️

When I list a home, there is so much more that goes into it than putting a sign in the yard and uploading photos to the MLS. I dig deep into comparable sales, current competition, price per square foot, market trends, days on market, active and pending listings, property features, acreage, upgrades, outbuildings, and the things that make that specific home stand apart. From there, we talk pricing strategy, presentation, professional marketing, showing feedback, buyer activity, and how we can position the property to give it the strongest opportunity in the current market.

I will never promise a seller an unrealistic number or tell them exactly how quickly their home will sell just to earn the listing. My job is to look at the data, explain what the market is telling us, create a strong strategy, and make sure my clients know what to expect every step of the way.

And sometimes… the market gives us an awesome surprise. 🥹👏🏼

When we first started this journey, this home was going to look a little different for her and her kids, but life has a way of changing plans. Even through those changes, Amy stayed focused on her future and knew that owning real estate was still something she wanted for herself. Instead of walking away from the goal, she shifted the vision — and now she officially owns an investment property of her own. 🙌🏼

My client officially closed on his NEW HOME and I am seriously so stoked for him!!! Buying your very first home at 21 years old is such an INCREDIBLE accomplishment and something to be so proud of. That kind of milestone takes hard work, discipline, patience, and determination — and it all paid off. 🙌🏼

Four days at the Elko County Fair and somehow we came home with a few more than memories 😂🐎🤎

Bet on the race ponies, put my money on #2… and then BROUGHT HIM HOME WITH ME. 😍🙌🏼

Three new horses are officially in our pasture straight from the racetrack, and I cannot wait to watch these beauties slow down, settle in and adapt to our little ranch lifestyle. 🤎

Add in family days at the track, matching permanent bracelets with my sister, niece & my girls, a NEW puppy added to the family 🐶, lots of snuggles, good food, laughs and way too much fun…

I’d say Elko County Fair weekend was a SUCCESS. 😂🤠🐎

Apparently I can’t just bet on the horses… I have to bring them home too. 🤷🏼‍♀️😂

A little late sharing this one because the start of September came in BUSY! 🤪🏡 But I couldn’t let August slip by without celebrating this closing!

And let me tell you… the seller of this home is hands down one of the hardest-working ladies I’ve ever had the privilege of working with. 💪🏼❤️
