Is your home ready for winter? ❄️

Preparing your home before colder temperatures arrive can help prevent costly repairs and improve comfort throughout the season.

A few important items to add to your checklist:

🏠 Inspect the roof for damaged shingles
🍂 Clean gutters and downspouts
💧 Protect exterior faucets and pipes
🔥 Service your heating system
🚨 Test smoke and carbon monoxide detectors
🪟 Check weather stripping around doors and windows

Small maintenance projects now can make a big difference later. Save this list for your fall to-do's and share it with fellow homeowners. ⬇️

Just like ghosts, these issues may linger if they aren’t cleared. 😱

We can think of 5 real estate transaction issues that are spookier than a haunted house:

👻 An unexpected lien
👻 Wire fraud
👻 A forged deed
👻 A boundary dispute
👻 An undisclosed heir

These issues can come back to haunt homeowners long after closing. That's why an owner's title policy matters.

It helps protect your ownership rights and can provide coverage if certain covered title issues from the past unexpectedly surface in the future.

Which of these would scare you the most?

🚨 Think your email security tools can catch every phishing attack? Not anymore.

A new phishing method known as BlobPhish is bypassing traditional security defenses by creating fake login pages directly inside a browser's memory, making them harder for filters and security tools to detect.

For professionals in real estate, title, escrow and financial services, the risks are significant:

✅ Compromised Microsoft 365 accounts
✅ Exposure of sensitive transaction information
✅ Increased wire fraud risks
✅ Access to shared documents, contacts and deal timelines

One critical warning sign: If a login page URL begins with blob:https:// instead of a trusted Microsoft login address, stop immediately and verify before entering credentials.

Cybersecurity threats continue to evolve. Awareness remains one of the most effective defenses.

Professionalism and safety go hand in hand.

There are certain things every REALTOR® should feel comfortable doing, even if they seem awkward in the moment:
✔️ Asking for identification
✔️ Verifying client information
✔️ Sharing your location with a colleague
✔️ Bringing someone along to a showing

REALTOR® Safety Month is not just about protecting real estate professionals. Home sellers should also take precautions to help keep themselves, their families and their belongings safe throughout the home selling process.
While thefts and other incidents are uncommon, taking proactive steps can help reduce potential risks.

Here are five ways homeowners can stay safer when selling their home:

1. Know who is entering your home. Ask your real estate agent to verify the identity of visitors and make it clear that you do not want anyone in your home whose identity has not been confirmed.
2. Secure valuables and personal information. Remove or safely store keys, jewelry, electronics, cash, credit cards, bills, documents containing personal information, weapons, family photos and calendars or reminders.
3. Be prepared for open houses. Ask visitors to sign in and enter and exit through a designated door. Your agent should accompany visitors to areas such as the garage or backyard and ensure doors and windows remain secure.
4. Use caution with unexpected visitors. If someone arrives without an appointment, do not open the door. Ask them to contact your real estate agent to schedule a visit.
5. Verify anyone claiming to be a buyer’s agent. If an agent arrives unexpectedly, contact your real estate agent to confirm the appointment before allowing access to your home.

Selling your home should be an exciting experience. Taking a few simple precautions can help you focus on what matters most while protecting yourself, your home and your belongings.
