🚨 MARYLAND FORM UPDATE — ALL LICENSEES

The Maryland Real Estate Commission has revised the Residential Property Disclosure and Disclaimer Statement.

🏡 What changed?
The updated form includes revised/additional options for sewage disposal, cooling systems, basements, smoke alarms, septic systems, hazardous materials, and open violations—plus a new question about property flooding or fire and added home inspection language for purchasers.

📌 IMPORTANT:
✔️ Brokerages should begin using the revised form.
✔️ Current non-exempt residential listings should be updated with the revised form.
✔️ Pending sales contracts do NOT need to be updated if the prior form was already executed.

👉 Agents & TCs: Make sure you’re using the most current version going forward!
