If you know me, you know I’m data‑driven. I rely on real numbers to guide my clients as they navigate their decision‑making process. And when it comes to housing matters, here’s what the data is telling us:

1) Inventory is basically flat year‑over‑year —in Howard County, we have 488 active listing in May 2026 compared to 482 last year.
2) Howard County is still firmly a seller’s market, and buyers are active and taking houses off inventory quickly.
3) We have less high-value homes on the market which is effecting the volume of sales.

Put it all together:
Howard County remains a tight seller’s market with only 1.8 months of inventory. Prices are holding steady, and while total dollar volume is down from last year, that’s due to fewer high‑end sales — not falling values.

For the Sellers: Well‑priced homes are still moving quickly.
For the Buyers: Market is competitive but not frantic, Buyers have a bit more breathing room than last year, but sellers still hold the advantage.
