It's one of the questions I'm asked all the time—and the answer isn't as simple as a yes or no.

Recent Howard County numbers have shown home prices remaining strong, while buyers are also seeing a little more inventory and homes taking a bit longer to sell.

Translation?

🏡 Sellers: Pricing and presentation matter. Buyers are looking, but that doesn't mean they'll overlook an overpriced home.

🔑 Buyers: Don't automatically assume you have no negotiating power. Every property and every seller is different.

And that's exactly why national real estate headlines only tell you so much.

Real estate is local. Sometimes VERY local.

🎒 Back to school, Howard County! 🍎

The backpacks are packed, the alarm clocks are back on, and another school year is officially underway.

As a Realtor®, I spend a lot of time talking about houses—but days like today are a reminder that what we're really talking about is home.

It's the kitchen where lunches are packed before anyone is fully awake.
The front porch where the first-day pictures happen year after year.
The table where homework gets done.
The neighborhood where kids ride bikes, make friends and grow up.
