Mortgage rates climbed about 30 basis points in July, reaching some of their highest levels of the year and putting renewed pressure on buyer demand. 📉 Pending sales fell 3.9% year-over-year, while inventory is gradually increasing to just over 1.1 million homes, up 1.4% from last year. 🏠

Price reductions are also rising, with 41.7% of listings having reduced their price, while the national median single-family home price remains steady at around $399,000.

💰 Overall, the market is experiencing a gradual cooling rather than a sharp downturn: buyers are seeing slightly more inventory and less competition, but those waiting for lower rates should remember that falling rates often bring more buyers back into the market. 🔑📈
