It’s cliche' advice, but it’s really, really good advice. And it’s all wrapped up in one little word (repeated three times, of course): LOCATION, LOCATION, LOCATION! It’s true. Location is the #1 feature to consider when looking for a home. It outranks:⁣

-Square footage⁣
-Bed/bath count⁣
-Upgrades⁣
-Outdoor living areas⁣
-Neighborhood amenities⁣

Why? Two reasons: ⁣

-Because it's huge in determining your home’s value over time. You're likely better off down the road having an average house in a great location than having the best house in a less-in-demand location.⁣
-That 5-digit zip code isn't going to change. The kitchen? You can change that. Flooring? That too. But the address. Nope. That’s the same forever and always.⁣

You’ll pretty quickly adore that monthly cash flow that more than covers your property’s mortgage payment.⁣
In just a few short years, you’ll build up some nice equity (on average 3-5%), especially if property values in your area increase.⁣
Investing in real estate can be one piece of a plan for building wealth. Purchase one property and pretty soon you can use that equity to purchase your next. Warning - it can be addicting! ⁣

Being a landlord is a lot of work and quite frankly, a pain at times. (Hiring an experienced property manager can help.)⁣
Remember that monthly cash flow? It can be incredibly unpredictable if you have vacancies, difficult tenants, or extensive repairs.⁣
