Every "Welcome Home" is special, but sometimes, when the journey has felt like an uphill climb, the obstacles seem never ending, & you're realllllly tired of your Realtor telling you that it's all going to work out, that "Welcome Home" feels extra wonderful.....

Today, this call made me chuckle. 😂
Uh, I don't think that's how you get the house, friend. 😅

(After more research, it was determined that it was a buyer & seller of items on FB marketplace, not real estate, but a chuckle was had, either way.)

In this career, being really good at detective work is an overlooked superpower.
When my buyer clients are planning to make an offer on a home, I put my Private Investigator skills to the test to find out everything I can about the sellers. This information is used to help my clients craft the most appealing offer possible. I look at all of the "Normal" business locations, like tax records, public land records, & county zoning and permitting. But shew-weee! Public social media posts can be so helpful....

Oh, the seller publicly posted that they are having a home custom-built, and they are so stressed because the construction is running behind schedule...?
Cool, my clients may throw in an offer for the sellers to stay in the home for a few weeks after settlement, so they don't have to move into a temporary home between selling their house and moving into the new construction.

Eeeek. They shared that they had to make a speedy move for a job opportunity they just couldn't pass up...?
Nice! Let's offer to settle quickly and commit to requesting only a monetary credit, rather than physical repairs, for anything found on the inspection report, so the sellers don't have to make an additional mortgage payment on a vacant house or deal with scheduling contractors from states away.

The house is being sold by adult children after their elderly parent has passed on or moved to assisted living...?
Could we offer to allow that all the unwanted furniture and knick-knacks may be left in the home so that the stress of discarding them in a fragile emotional state is removed from the list of things their estate executor has to think about?

I will say, there are *many* P.I. lines that I do not cross, even though it can be very tempting... and I think maybe I should get a bit of recognition for the willpower needed 😜

One of those occurred this morning -
My client is planning to prepare an offer on a home today, and upon review of the seller's social media, we have mutual friends.
It's a hard "NO" in my book to reach out, but, I'm sure you can see how tempting it may be LOL.
"Hey, girl, what do you know about LittleRedRobbins house that she is selling and why she is moving?"🤣🤷‍♀️

I'm an investigator, not a stalker! (At least for business, anyway. Personal socials stalking is also a strength of mine, but we won't talk about that here. 😂

As a legal and moral disclaimer - OF COURSE, in this search for clues, we must stay vigilant about protecting any and all fair housing & protected class information.

Life has seasons, and I've noticed that my business has seasons, too. More specifically, I've found that the clients I am assisting at any given time tend to mostly be in the same season of their life as other my other current client's.

What I mean is that;
When I've been assisting first time home buyers, several other of my concurrent clients are also first time home buyers.
When I'm working with a military client, it's inevitable that I'm also working with at least one other military client at the same time.
A client moving from their 'young family' home into the space they'll plan to age in... yep, I'll have other clients 'right-sizing' as well.

Well, as I'm currently wrapping up my active work with 3 VA clients, I'm also working with 4 seperate mamas who are navigating a new chapter of life for themselves & their children after separation or divorce.

What an honor it is to be trusted with the responsibility of assisting them into their new comfort space, their retreat, &, their emotional exhale of 'This is our fresh start'. An even bigger honor it is to be allowed to hold the hearts of and protect the emotions of their little people who are also navigating this new path, too.

That leads me to the photo of the nest & 2 cardinal eggs that we stumbled upon during today's final walk-through...
This (human) mama & her two sweet babes have been searching for their fresh start, a place with space for playdoh playdates, gymnastic routines, & the perfect vibe for their "Girl Gang" of 3. We searched high & low, near & far and turns out, the boxes were checked & emotions were felt right here in our own backyard. Sykesville!
The girls gave their stamp of home approval by picking out their rooms but the cardinal sightings as a 'Hello' from loved ones & front porch Peter Cottontail visits were just an extra bonus to seal the deal.

Today's final walk-through took us to the backyard, where we were startled by a mama cardinal. Upon further investigation, we realized that mama was protecting her nest & her two sweet eggs.

The symbolism of a cardinal nesting with eggs in their new yard is such a great sign that human mama & her little chicks have landed HOME. 💙

When I speak about my work, or the journey my people go on as we do real estate together, I fumble between calling them my clients or my friends.

Of course, in the beginning, when they come to me they are "Clients", but most of the time, they feel so much like "Friends" by the time our contractual relationship is ending.

For months, we speak to eachother almost daily, we spend hours together at least once a week, we laugh, we have deep conversations, we imagine their futures, we learn, we go through tough times, we get excited, we get REAL, we stand barefoot together in their potential bedroom, we talk about their "Why", we (they) get second hand embarrassment of their perpetually 3 minutes late, word forgetting, key misplacing, terribly driving Realtor, we have inside jokes, we talk finances, they trust in my business & negotiation experience, and, we fight so hard together to make sure that they end up with the home that will be the perfect backdrop of their memories for years to come. If you're doing it right, you don't walk away from all of that without some sort of bond. At least, I dont. 😅

I say ALL of that just to tell you that while Belicia & Brian got their very first home... I got 2 more super rad friends. And I think that means I'm the real winner in this story. 🐞💙

When I you're ready for a new friend... I mean, a new house...

The first time I met my clients I learned that after they fell in love, one of them moved to Maryland from across the country so they could be together. That move was facilitated with LOTS of those viral black storage totes with yellow lids.

So, of course, when I was thinking of a little closing gift for them I knew I just HAD to include a black & yellow bin... insert finding this TEENY-TINY-fit-in-your-hand yellow & black storage bin! 😍🤯 It was the absolute perfect size for a gift card to the hyper local coffee shop & the key to their very first home. 🥰💙

I'm *TOTE*-ally thankful to have *BIN* the Realtor by their side through this home purchase journey.
