Brokerage giant Compass has completed its $1.6 billion acquisition of rival firm Anywhere, a combination resulting in the world's largest residential real estate brokerage by far.

The all-stock merger, valued at about $10 billion, closed Friday after winning approval from 99% of Compass shareholders and 72% of Anywhere shareholders, faster than initially expected.

Compass will now operate Anywhere’s brands, including Century 21, ERA, Sotheby’s, BHGRE (Better Homes and Gardens Real Estate), Corcoran, and Coldwell Banker, in addition to its own Christie’s operations.

And while they didn’t stay there long (volatility is real, and according to MND, they were up just a hair over 6% moments later), this is the mindset shift a lot of buyers are waiting for.

For the people in your database who said, “I’m waiting for rates to come down,” now’s the time to reach out and have that conversation.

And keep in mind, they will likely still bounce around in low-6% territory, maybe touching the high 5s again soon, but this is still one of the lowest ranges we’ve seen in years — and a golden window to re-engage buyers who’ve been on the fence.

"Even in today’s challenging housing market, several smaller metros continue to offer home shoppers a rare combination of affordability and stability," says Hannah Jones, senior economic research analyst at Realtor.com.

"In many of these cities, home prices remain closely aligned with local incomes, allowing a typical household to purchase a typical for-sale home without being priced out."

Of the 20 major metros Case-Shiller tracks, 11 saw yearly price drops, all in the South and West. Tampa had the biggest decline, down 4.14%, followed by Phoenix at 2.02%.

Meanwhile, Chicago saw the biggest annual gain in home prices, which rose 5.45% and outpaced the 5.25% gain in New York City, which had led the nation in price appreciation for several months in a row.
