Immediate opening for a part time on-site Property Manager for Spruce Villa Apartments. An affordable housing apartment complex in Ellis, Kansas.
Property Operations:
Oversee daily operations of the property, ensuring it is well-maintained and safe.
Managing maintenance staff and ensure timely resolution of maintenance requests.
Conduct regular property inspections to identify and address issues promptly.
Must be proficient in software applications and possess basic math skills. Good organizational skills, time management, communication and demonstrated customer service skills, professional appearance, and experience in supervising other team members are needed for
this position.
Compliance:
Ensure compliance with all HUD (Housing and Urban Development) and RD (Rural Development) program requirements and other federal, state, and local regulations.
Maintain accurate and up-to-date records, including tenant files and compliance reports.
Conduct regular audits of resident files to ensure ongoing compliance.
Tenant Relations:
Handle all aspects of tenant relations, including leasing, renewals, and resolving resident issues.
Conduct tenant interviews and background checks to ensure eligibility for low income housing.
Responsibilities include:
collecting rents, supervising other team members, conducting periodic inspections of units, renting of units, marketing, processing of move ins, move outs, recertification’s, payroll, and other day to day operations of managing an apartment complex.
Knowledge of HUD and USDA Rural Development housing helpful, but not required.
Competitive salary provided, compensation dependent upon experience.
Managers are expected to work flexible hours/days. Some travel will be needed for meetings and training. May require occasional evening or weekend work to respond to after-hours emergency situations.
Must have reliable transportation.
Will provide paid on site training should you be selected for this position.
