One question that's worth asking before buying land is:
"What's actually included in the sale?"

It sounds simple, but buyers and sellers don't always have the same understanding.

What is a perc test?

It's one of the most important questions to ask when looking at vacant land.
A perc (percolation) test measures how well the soil absorbs water. If the property isn't connected to a public sewer system, you'll typically need a successful perc test before a septic system can be installed.

In simple terms, it helps answer an important question:
"Can I build a home here?"

That's why a completed perc test can be a big selling point. It removes some of the uncertainty and gives buyers more confidence in the property.
