Location and access matter.

Land with direct, legal access to a maintained road is almost always easier to market than landlocked property with difficult entry.
And buyers pay attention to convenience too.

Properties closer to utilities, towns, major roads, hunting areas, or recreational destinations tend to create more interest because buyers can more easily picture themselves using and enjoying the property.
