I helped these clients for over a year and got them hundreds of thousands more than originally estimated. When I first consulted with them, I pointed out there were violations on the property that would hurt their value. I was the only one of 3 agents who actually did the research and brought it up to them. I was then able to put them in touch with one of my vendors to help them cure the violations. It took some time and a few thousand dollars, but the work went smoothly. More importantly, it meant we were able to sell for MUCH more than originally estimated. My original valuation was around $1.35 million. Once we got the work completed, we went to market at $1,625,000 and were able to get 99% of asking price in just 23 days. Just doing a bit of research netted my clients hundreds of thousands more. Hiring the right agent matters! ⁣⁣⁣⁣⁣⁣

This one surprised me! The owner really wanted to list much higher than I recommended. All the indications were that his price was too high. But I decided to be humble and try it — as long as he agreed to adjust to my price if we didn’t get offers. But, lo and behold, we had multiple offers and my client got his number! I don’t know everything and I’m not always right. Sometimes the market will surprise you. It’s just important to know your options and how to react if what you want doesn’t come to pass! ⁣Luckily, this time, that wasn’t necessary!⁣⁣⁣⁣⁣
