🛍️ The best shopping experiences aren’t always planned.

Sometimes it’s the jacket you weren’t looking for.
Sometimes it’s the vintage find you didn’t expect.
Sometimes it’s the thrill of the hunt.

That’s why secondhand retail is on its way to becoming an $80 billion market.
Chris Homewood, CEO of America's Thrift Stores, believes consumers are craving something algorithms can’t deliver:

✨ Discovery.
✨ Surprise.
✨ Something real.

Because even in a digital world, people still love the joy of finding something unexpected.

⚡ Time kills deals.

The fastest-growing brands know that great locations don’t wait.

Tahini’s is expanding across the U.S. with a simple philosophy:

📍 Find the right sites
🚀 Move quickly
🤝 Back great operators
📈 Scale with discipline

One quote from Shawn Saraga stuck with us:

“If you can’t make a decision on a great location within 24 hours, you’re probably going to lose the site.”

The conversation dives into site selection, franchise growth, social media-driven expansion, and why ex*****on is often the difference between winning and waiting.

The best companies don’t just retain talent.

They help create leaders.

In this special episode of Retail Retold, Adam Ifshin interviews Chris Ressa about his journey from leasing representative to Chief Operating Officer of DLC.

The conversation covers career decisions, leadership lessons, mistakes, mentorship, and the pressure-filled moments that define great teams.

One theme shows up again and again:
People grow when they’re given the opportunity to do so.

For 35 years, DLC has built a business around that belief. Not just developing shopping centers, but developing people.

Because great companies aren’t defined by the buildings they own.

They’re defined by the people who show up every day to move them forward.

The future of commercial real estate isn’t built in conference rooms. It’s built by operators.

Congratulations to Eric Griffin, DLC’s Vice President of Asset Management, on being named to ’s 2026 Aspiring Leaders list.

Eric’s career is a reflection of what we value most at DLC: curiosity, accountability, and a relentless commitment to learning.

He entered the industry without a traditional asset management background, built his expertise from the ground up, and today oversees a portfolio of 95 shopping centers totaling more than 24 million square feet and $4 billion in assets under management.

Over the past year, Eric helped guide the growth of our portfolio by more than $1 billion while continuing to drive performance across assets, partnerships, and investment strategies nationwide.

Just as importantly, he has become a mentor to the next generation of professionals, proving that great leadership isn’t about having all the answers. It’s about helping others find them.

At DLC, we believe this is the age of the operator. Leaders like Eric are the reason why.

Congratulations on this well-deserved recognition, Eric.

For 35 years, we’ve believed one thing:
Relationships move the market.

Not spreadsheets.
Not headlines.
Not predictions.
People.

The conversations that become partnerships.
The handshakes that become deals.
The trust that’s built over years of showing up and doing what you say you’re going to do.

Las Vegas is a reminder that while retail continues to evolve, some fundamentals never change.

This business is still powered by relationships.

Thank you to every retailer, broker, investor, partner, vendor, and friend who spent time with our team.

35 years in, we’re still showing up.
Still building relationships.
Still moving the market.

We made predictions.

How did we do? Here’s Chris Ressa and .iacono’s postmortem from Las Vegas.

👀 What surprised us?
🤖 Why was AI part of almost every conversation?
📈 Is capital still bullish on retail?
🏥 Is healthcare becoming the next major retail category?

The verdict? Some trends are getting harder to ignore.

➡️Retail fundamentals are stronger than most people realize
➡️AI and PropTech are about to reshape operations and decision-making
➡️Retailers and landlords are entering a new era of operational discipline
➡️What ICSC is betting on next with ICSC+PropTech and Women in CRE

This is not a “Vegas preview.”

The pregame show for the Super Bowl of retail real estate. 🎙️

Before the meetings. Before the parties. Before the deals get done at Las Vegas.

Start here.

Retail Retold went live from the Studios at the with Adam Ifshin for a conversation about what’s really happening in retail real estate right now.

“The industry finally weaned itself off the crack co***ne of new development.”

That changes everything.

Retail supply is constrained. Rents are moving. Capital is back in the sector. And operators who know how to create value are pulling away from the pack.

This isn’t theory anymore. It’s happening.

“Can AI negotiate a lease one day?”

Chris Ressa and David Saltman, CEO of LeasePilot discuss the question everybody is thinking about.

Where is AI in commercial real estate actually going?

The real stuff:
- Drafting leases in minutes
- Smarter workflows
- Data hiding in plain sight
- Technology that helps teams move faster

And maybe someday…
a chatbot that tells you what move to make next.

AI has officially entered the retail operations conversation.
And not hypothetically.

Joe V. and Alim Uderbekov of Surfaice and Chris Ressa discuss how retailers are already using AI across the store lifecycle, from site selection and lease administration to construction management and facilities operations.

The most interesting part of the discussion?
This is not really about chatbots.

It is about speed.

✅ Speed to open stores.
✅ Speed to make decisions.
✅ Speed to identify risk.
✅ Speed to operate portfolios.

You’ll also hear:
- Why retail may become one of AI’s fastest adopters
- The difference between generic AI tools and vertical AI systems
- Why “do more with less” has accelerated adoption
- How retailers are using AI to reduce friction across operations

One line that stood out:
“Trees to keys.”

A great conversation about where retail operations are heading next.
