**Nebraska Buyers — There Has Been a Change in the Law**
With the passage of **LB 187 (2025), Nebraska law now requires written Buyer Representation Agreements.** (I know we are 2026..but buyers are still not aware!)
Over the past several months, I have had the privilege to help numerous families. One thing has really concerned me.
So many buyers have called me asking to see a house. I always ask if they are working with an agent because I respect the relationship between them and their agent. If they say no, I coordinate the showing.
**Before we view the home, I explain the law and the requirement to have them sign a Buyer Representation Agreement detailing what I charge and what expectations are.** It may be just this house and no others — but I don’t work for free.
If I show the house and they want to write an offer, I negotiate my fees.
**99% of the time, the seller has already budgeted an amount for the buyer’s agent.**
Here is the disturbing thing…
**Over 70% of the time, buyers tell me they have looked at numerous houses with agents (NOT the listing agent) and have never been asked to sign any kind of agency — Nebraska Agency nor Exclusive Buyer Agency.**
What this tells me…
So many agents don’t see their value — they are simply door openers.
**If they don’t see their own value, why would a buyer?**
Others are afraid…
That’s not the person I want representing me when hundreds of thousands of dollars — and the next 30 years of payments — are on the line.
There are yet others who feel like the law doesn’t apply to them.
Those agents look out for themselves. If a deal goes sideways, they obviously don’t have their client’s best interest in mind. If they did — they would follow the law.
**Myself and Tenacious Agents have been requiring Exclusive Buyer Agency agreements long before it was law in Nebraska.** It has always been another layer of making sure our clients are well educated and well informed.
Our clients aren’t “just a paycheck.”
They are our neighbors, friends, family, and past clients who were referred.
You don’t see a ton of advertising from us because we work on referrals — clients who want **honesty, integrity, and TENACITY.**
