CONSUMERS HAVE NO IDEA HOW BIG THIS PROBLEM IS!

We NEEEEEED to talk about square footage… b/c the number you see online may NOT mean what you think it means. 👀

I was doing comparable research for one of our sellers - and came across a listing on MLS at 3,000 square feet.

I checked the public tax record.

2,432 square feet. OF LIVABLE SPACE

That’s a difference of 568 square feet.

And here’s the question that really ultimately bothers me:

As a consumer, how are you supposed to know which number is actually correct? I’m the pro and it took em going to several sources to validate the numbers.

And this isn’t about someone INTENTIONALLY putting incorrect information on a listing. The bigger problem is that there doesn’t seem to be one consistent standard for where these numbers come from or how they’re reported.

We are supposed to use above-grade (non basement) finished square footage when advertising the size of a home.

But then you start digging into the data and it gets messy.

Sometimes a garage is included.

Sometimes it isn’t.

Sometimes unfinished basement space gets included.

Sometimes it doesn’t.

Sometimes the public tax record has the correct number.

Sometimes it doesn’t.

And sometimes you’re looking at two different numbers for the exact same house depending on which website you’re on.

And here’s why this actually MATTERS BIGTIME:

People make financial decisions BASED on this information.
Buyers COMPARE homes based on price per square foot.

They see $200/sq ft versus $250/sq ft and think they’re comparing apples to apples.

But if one home’s square footage includes something the other home’s doesn’t?
You’re not comparing apples to apples at all.

And honestly, I don’t think consumers should have to be real estate professionals to figure this out.

So I called our local board.
Not to call anyone out.
Not to be a Karen. 😂
But because I GENUINELY think we need to figure this out.

WHO is responsible for policing the accuracy of square footage?

If the MLS isn’t consistently accurate and even the public tax records aren’t consistently accurate, how do we get to a place where consumers can actually trust the information they’re being given?

I don’t have the answer yet.

But I think it’s a conversation WORTH HAVING!!

Because square footage shouldn’t be a GUESSING game when people are making decisions involving hundreds of thousands of dollars.

And until we get better consistency, my advice to buyers is simple: don’t make a decision based solely on the square footage number you see online.

Look at the actual layout.
Look at what is finished.
Look at what’s above grade.
And ask questions BEFORE TRUSTING ANY SOURCES

Because 3,000 square feet doesn’t always mean 3,000 square feet.

And that is a problem.
