Emerald Isle didn’t really get cheaper this year. What we got was more to choose from.

Through August, active listings on the island are up nearly 15% from this time last year, and homes are taking closer to eight weeks to sell instead of six.

So if you’ve been sitting on the sidelines waiting for the market to soften a little before making a move, in some ways, it already has. Buyers have more inventory, a little more breathing room, and more time to make a thoughtful decision.

What hasn’t happened is a big drop in prices.

The median sale price in Emerald Isle still climbed above $815,000, more than 10% higher than last year.

And then there’s financing. My lending contact with the Jon Wood Lending Team is quoting rates around 7% right now for second homes, depending, of course, on credit, down payment, and the individual loan.

None of this means you need to rush.

But it does mean that waiting for the “perfect” combination of lower Emerald Isle prices and dramatically lower rates hasn’t exactly worked out so far.
