🌳 MAYBE YOU DON'T NEED A BIGGER HOUSE. MAYBE YOU JUST NEED MORE ROOM TO LIVE.

For some people, the next chapter isn't more square footage.

It's more space.

Space for the dogs to run.
Space for a garden.
Space for a workshop, camper, side-by-side or whatever hobby has officially taken over the garage. 😂
Space between you and the neighbors.
Space to sit outside at the end of the day and hear...not much of anything.

Moving from a neighborhood to acreage can be an incredible lifestyle change, but you're buying more than land.

Wells, septic, road access, internet, utilities and property maintenance can all look very different.

So don't just ask, “How many acres?”

Ask, “What do I want those acres to let me DO?”

Because sometimes the transition isn't about finding a different house.

It's about creating a different way of living. ❤️

Today officially kicks off the season of cooler mornings, changing leaves, cozy weekends… and suddenly realizing the holidays are MUCH closer than they felt a few weeks ago. 😂

And if holiday travel is still sitting on your “we need to figure that out” list, it is NOT too late. ✈️🎄

Thanksgiving getaway? Christmas somewhere magical? A warm beach instead of a cold Christmas? New Year’s somewhere you’ve never been?

There are still options, but this is definitely the time to start looking. The closer we get, the less flexibility we’ll have with flights, resorts, cruises and the rooms you actually want.

So enjoy that first pumpkin spice something today. 🍁☕

🏡 “WE WANT TO MOVE…BUT WHAT DO WE DO WITH THIS HOUSE?”

That question can stop a move before it ever starts.

Maybe you've outgrown your current home. Maybe you're ready for less maintenance, more land, a different town, or just something that fits your life better now.

But then come the logistics:

Do we need to sell first?
Can we buy before we sell?
Where do we live if the timing doesn't line up?
What happens to our stuff?
Can we afford to carry two homes temporarily?

And suddenly what sounded exciting feels VERY complicated. 😬

This is why I believe the first step isn't putting your house on the market or scrolling listings.

It's figuring out the transition.

What do you have now?
Where are you trying to go?
What are the financial and timing pieces between the two?

Once we understand those things, we can start building a plan around them.

You don't have to know HOW you're going to move before you start talking about WHY you want to.

📦 DOWNSIZING DOESN'T NECESSARILY MEAN “SMALL.”

Sometimes it means less of what you don't use and more of what you actually want.

Maybe that's:
🛏️ Fewer bedrooms
🌳 More land
🧹 Less maintenance
🚫 No stairs
🚐 Room for the RV
🔨 A workshop instead of formal living space
🌄 A smaller house with a MUCH better view

That's why I prefer the word rightsizing.
The goal isn't to see how little house you can live with.
It's figuring out how much house—and WHAT kind of house—makes sense for the life you're living now.

Sometimes real estate comes into your life when you weren't looking for it.

If you've inherited a family property, the first decision doesn't necessarily have to be “When do we list it?”

First, figure out what you're actually dealing with.
🏡 What's the property's condition?
📄 How is title currently held?
💰 Is anything owed against it?
🔨 Does it make sense to repair or sell as-is?
📦 What needs to happen with everything inside?
🤔 Does anyone in the family want to keep it?

And sometimes the biggest question is simply:
What makes the most sense for us?

There may be attorneys, tax professionals, estate representatives and other professionals involved depending on the situation.

My role is to help you understand the real estate side of the equation so you can make an informed decision.

Not every sale begins with excitement.
Sometimes it begins with responsibility.

Maybe you bought when there were two of you... and now there are five.

Maybe the kids moved out and you're maintaining rooms nobody uses.

Maybe you're working from home now.

Maybe you've accumulated toys, trailers, tools and hobbies that really need some LAND.

Or maybe nothing dramatic happened at all.
Your life simply changed.
That's one of the things I love about real estate. The “right house” isn't a permanent definition.
Sometimes realizing your current home doesn't fit anymore is the beginning of figuring out what comes next.

Granite is nice.

But I'm much more interested in what's happening HERE:

💧 Evidence of water intrusion
⚡ Questionable DIY electrical work
🏚️ Potential structural concerns

Cosmetic problems can often be fixed.

Big problems can become BIG bills.

And remember: your REALTOR® isn't your inspector, electrician or structural engineer. When something raises a concern, that's when the appropriate professional becomes important.

Buy the house with your heart.

Investigate it with your head. 😉

3️⃣ Build a realistic search based on your budget, needs and priorities.

THEN we start looking.

Not falling in love with a house before knowing your numbers.

Not guessing.
