It's always a great weekend when you get the clear to close!

Even after going back on the market, this seller went back under contract in 2 days to still be able to close within 38 days of going on the market!

I'm sure you are hearing many different things about the market and what you can expect.

Here's a quick snapshot on what is happening in the market this spring 🌼:

The data from Realtor.com shows that the housing market is starting to balance out a little more.

📉 Buyer demand is not quite as high with higher mortgage rates.
📈 Inventory is up compared to last year.
💰 While prices remain steady, we are starting to see more price reductions.

While we are not necessarily shifting into a strong buyer's market, with sellers now offering more concessions, such a price reductions and some closing costs, buyers are definitely gaining back some negotiating power.

Simple mistakes like these can significantly impact closing a deal on a new house. So here's how to avoid them:

1) Make sure you work with a reputable lender who has previously done mortgages in your area. (If you want to know which lenders I trust, send me a DM!)

2) Make sure that your pre-approval letter is clear about how much you're qualified for and how the lender looked through your financial and credit history.

3) Always want to avoid submitting a pre-approval letter that shows more than what you're offering. Your lender should customize the letter to the amount you're offering.

Refrain from giving the seller reason to put forth a counteroffer or turn down your offer by avoiding these mistakes.
