Here’s a general idea of what to expect during your home buying process! :
1. Deposit/EMD is Delivered
You submit your earnest money deposit to officially open escrow.
2. Home Inspections Begin
General home inspection + any specialty inspections (sewer, pest, structural, etc.).
3. Appraisal is Ordered
If you’re financing, the lender schedules an appraisal to confirm the home’s value.
4. Loan Processing & Underwriting
You provide documents, respond to conditions, and your lender works toward final approval.
5. Title Search & Title Insurance
The title company reviews the property’s ownership history and clears any issues.
6. Homeowners Insurance Setup
You secure a homeowner’s insurance policy and provide it to your lender.
7. Repairs & Credits Negotiated (if needed)
Any issues from inspections are addressed through a repair request or credit addendum.
8. Final Walkthrough
You walk through the home shortly before closing to confirm its condition.
9. Closing Disclosure Review
You receive your final numbers (CD) from the lender—must be acknowledged at least 3 days prior.
10. Closing Day / Settlement
You sign all documents, the loan funds, and the home officially becomes yours! 🎉
