Foundation Watering During Dry Conditions💧☀️

In Texas, long periods of hot, dry weather can have a big impact on the soil around your home. When the soil dries out, it can shrink and cause changes in the way your foundation is supported. Keeping moisture levels consistent around the foundation is an important part of protecting your home and preventing unnecessary movement.

During my foundation inspections, I pay close attention to drainage, soil conditions, grading, and signs of foundation movement. During extended dry periods, maintaining consistent moisture around the foundation can help minimize dramatic changes in the soil. The goal isn’t to flood the foundation…it’s to maintain consistent moisture. Taking care of the soil around your home is an important part of protecting one of your home’s most valuable components and maintaining its long-term value.

HVAC Drain Line Maintenance💧❄️

Your HVAC system doesn’t just heat and cool your home…it also removes moisture from the air. That moisture drains through a condensate line, and over time, algae, dirt, and debris can build up and restrict the line. When that happens, water can back up and potentially overflow into your attic, walls, ceilings, or other areas of your home.

During home inspections, I look for signs of clogged or improperly draining HVAC condensate lines because water damage from an HVAC system can be easy to overlook until it becomes a bigger problem. Keeping the drain line maintained and making sure the system is draining properly is a simple piece of preventative maintenance that can help protect your home from moisture damage and preserve its long-term value.

Keep An Eye On Your Exterior Paint And Wood👀

Your home’s exterior paint does more than improve curb appeal…it serves as a protective barrier against moisture, sunlight, and the elements. When paint begins to peel, crack, or blister, exposed wood becomes vulnerable to water intrusion, rot, and insect damage. Regularly inspecting and maintaining painted surfaces can help prevent small issues from turning into expensive repairs.

During home inspections, I pay close attention to the condition of exterior siding, trim, fascia, and other exposed wood components. Deteriorating paint and damaged wood are common signs of deferred maintenance that can impact a home’s condition and value. Staying ahead of these repairs helps protect your investment, extends the life of your home’s exterior, and shows buyers that your home has been well cared for.

Smoke And Carbon Monoxide Detectors Matter⚠️

Smoke and carbon monoxide detectors are some of the most important safety features in your home, but they’re often overlooked until an emergency happens. Test each detector monthly, replace the batteries at least once a year (unless they have sealed 10-year batteries), and replace the entire unit according to the manufacturer’s recommendations—typically every 10 years for smoke alarms. A few minutes of maintenance can make a life-saving difference.

During home inspections, I always check for the presence and proper placement of smoke and carbon monoxide detectors because they’re essential to protecting your family. Missing, outdated, or non-functioning detectors are common findings that are easy to correct. Keeping these devices in working order not only improves your home’s safety, but also demonstrates responsible homeownership and helps maintain your home’s value.

Dryer Vent Safety

Your dryer vent is easy to forget about, but it plays an important role in both the safety and efficiency of your home. Over time, lint can build up inside the vent, restricting airflow and creating a serious fire hazard. A clogged dryer vent also forces your dryer to work harder, increasing energy costs and shortening the life of the appliance.

During home inspections, I always check the condition and installation of the dryer vent because it’s a common area where problems are found. Cleaning your dryer vent at least once a year, checking that the exterior vent flap opens properly, and making sure the vent is free of obstructions are simple maintenance steps that help protect your home, improve efficiency, and preserve its long-term value.
