DRE # 01887482 Keith spends a lot of time volunteering.

Keith Castiglione is a Realtor in Carlsbad, California, and has built his real estate business on solid core values of family and community. He makes his clients' best interests his top priority, so his client list is almost exclusively made up of past clients and referrals. Keith was born in New York but has spent most of his life in San Diego, living in Rancho Carrillo for 18 years with his wife

and family. He decided to build a real estate career to create a lifestyle that allowed him to prioritize family and community. He has served as President of San Elijo Middle School PTO, and he and his family helped start a service group called Faith and Works. This small group of families identifies a unique charity project each month and then works together on these hands-on service projects. When he is not out serving his clients or the greater community, Keith enjoys cooking for family and friends. His Italian heritage and his love of family shine through in the kitchen, his wood pizza oven, and the sharing of food. Everyone who works with Keith describes him as having a strong sense of integrity and a big heart. Clients appreciate his diligence, attention to detail, and strong negotiation skills.

Scrolling is easy but touring? That's a commitment 🔑

Before booking a private showing, get clear on a few things:

– Has the home been on the market long?
– Are there upcoming open houses?
– Have there been price adjustments already?

Asking the right questions before you put a food in the door saves time and avoids emotional attachment to homes that aren’t the right fit. The average buyer tours 8 homes before making an offer, and the smart ones? They filter before they ever walk in.

Taking this step keeps your search focused and your choices stronger.

Daylight Saving Time just ended – which means fewer hours of natural light for tours.

A place that looked bright and open in July might feel a little flat on a November evening. That’s why sellers should think about layering light (overheads, lamps, and warm entry lighting) to keep spaces feeling welcoming all-year round.

And if you’re a buyer? Try to see a home at more than one time of day. It’s the easiest way to get a real sense of how the space lives.

➡️ Lighting might seem like a small thing, but it can shape a buyer’s first impression in a HUGE way.

Ever wonder why some homes never even make it to a buyer’s short list?

According to NAR, 97% of buyers start their search online – and the first 3 listing photos determine if they should keep scrolling or schedule a showing.

If the images are dark, cluttered, or poorly ordered, the listing gets skipped…even if the home is a gem in person.

That’s why staging and professional photos often make the difference between a quick glance and a scheduled showing.

Have you ever skipped a listing based on the photos alone?

A new month can be the perfect reset button for your search 🗝️

Instead of doomscrolling endlessly, ask yourself:

– What’s truly my non-negotiable?
– What can I be flexible on?
– Do I have my financing locked-in, just in case the right home comes along?

Buyers who enter November with clear goals often beat out those still “figuring it out” when the right listing appears. With inventory shifting before the holiday season, being decisive will be an advantage.

What’s your #1 goal for this month – saving more, touring more, or making an offer?

If your home isn’t getting offers, it’s rarely just “bad luck.” Buyers today are quick to scroll past listings that don’t hit the mark.

The first culprit? It's usually price. If price is not aligned with recent sales, buyers will skip it without a second thought.

Poor presentation is another big factor; dark or cluttered photos fail to create an emotional connection.

Lastly, market timing matters. Homes listed too close to holiday weekends or seasonal slowdowns can lose momentum.

Which factor do you think affects a listing most: price, photos, or timing?

Buyers say it all the time: “This home has good bones.”
..but what do they actually mean?

1️⃣ Solid foundation – No cracks, no settling
2️⃣ Functional layout – No weird dead zones or choppy rooms
3️⃣ Quality materials – Think hardwood, stone, plaster, not quick-fix finishes
4️⃣ Long-term livability – A house that can evolve with your life

"Good bones" is codeword for lasting value (and great potential).

Submitting an offer can be nerve-wracking, especially when the market still feels unpredictable. Confidence comes from preparation:

✔ Know the comps – What have similar homes actually sold for?
✔ Get your finances clear – Pre-approval and a strong budget make your numbers solid.
✔ Understand your walk-away point – If bidding goes beyond your comfort zone, you’ll know when to step back.

Confidence is less about having the “perfect” offer and more about knowing yours is realistic, clean, and competitive 💪

What’s your #1 question about making offers in this market?

An “as-is” sale doesn’t automatically mean something is wrong – it simply means the seller isn’t planning to make repairs.

It’s up to you to uncover what that actually means for the property’s value.

Instead of assuming risk, approach these homes with questions. Why is the seller unwilling to negotiate on repairs? Have major systems been inspected recently? Is the price adjusted for the work that may be required?

A clear-eyed inspection is non-negotiable here. When done right, an as-is property can still be a great deal, but only if you know the true cost beyond the list price.

Would you take on an as-is home if the location was perfect?

October inspections often reveal things summer hides – and buyers who pay attention now can save thousands later.

✔ Roof and gutters – Fall storms can highlight leaks or drainage issues

✔ Heating systems – Furnaces and heat pumps get their first serious test of the season

✔ Moisture checks – Cool weather can expose condensation, drafts, or poor insulation

A detailed inspection doesn’t just prevent surprises – it can give you leverage for repairs or credits before closing. Fall is the perfect time to see how a home handles seasonal changes 🍂

What’s one thing your inspector caught that saved you big money?

Scrolling through listings, you see a home that looks perfect – but the price feels suspiciously low.

Before getting swept up, ask these questions:

– Are the photos professionally done, or are they hiding flaws with filters?
– How long has it been on the market, and why?
– Is the home priced aggressively to create a bidding war?

Low pricing isn’t always a red flag. In fact, sometimes it’s strategy – but you should always check the property history, inspection reports, and neighborhood comps first. A “deal” that looks too good often comes with strings attached.

What’s one thing you always double-check when a listing feels off?

The fall market tends to have fewer casual shoppers – the buyers still out there are usually serious and motivated.

We’re seeing these trends take shape:

🔹 A gradual softening in some price brackets, but still strong competition for well-staged homes
🔹 Longer days on market for listings without strong curb appeal or updated photos
🔹 More flexibility on terms – including seller credits for rate buydowns

For sellers, this is the moment to price strategically and lean on marketing. For buyers, it’s a chance to negotiate on terms like closing costs and timelines.

Are you noticing fewer homes on the market as the holidays approach?
