Got to hang and have a great conversation with some cool dudes behind a throwback record shop in Normal Heights called Soul Side Vinyl 🎶

On this week’s Livin’ in San Diego Podcast, we sat down with Rex and Mark, also known as DJ Syko, at their spot on Adams Ave and heard the full story behind the shop. Rex shared the wild chain of events that took him from military life to owning a record store, all starting with a random Facebook Marketplace search. Mark talked about getting his first set of turntables, learning to DJ, and how that turned into years deep in the DJ scene and vinyl culture.

This place is about way more than just records.

They are working hard to make Soul Side a true neighborhood hang, a cultural space and an alternative to the typical bar scene. They are planning live shows, community nights, game nights, and creative events that bring people together around music and art. They even have legends like DJ Qbert coming through soon, with more events and fun in the works.

At the core, they are focused on building and preserving a culture of connection that comes from the hip hop roots they love, creating a space where all ages can come through, vibe out, and feel part of something.

If you are into vinyl, hip hop, or just like seeing locals build cool community spots in San Diego, this episode is a good one.

Full episode out now.

Growing up my mom got us a new ornament every year to hang up on the tree. I still have a bunch of them hanging!

This year I thought we should make one at home with the kids. A fun little art project. We used a pizza box from Leucadia pizza, some beads, and some hot glue.

It started with a little photo shoot and this is what I ended up with. The boys picked pic 2 for me. They might not last as a lot of the beads and stuff have already fallen off, but it was fun!

Hope you’re all enjoying this San Diego December.

Pies & Pints 2025 🍻🥧

Such a fun time with the crew! Cassidy and I whipped up 18 apple pies, and his mom came through with another 16 pumpkin pies. We hung at Michi Brewing, handed out pies, grabbed some beers, and just had an awesome day.

This was our 2nd annual and we’re already looking forward to next year. Huge thanks to everyone who made it out — friends, family, clients, kids… all of you. Always a blast getting everyone together!

If you couldn’t make it, we’ll see you next year! Thanks for supporting us and being part of the Livin’ in San Diego crew.

Drop a 🍺 or 🥧 if you want an invite to the next one!

Is La Costa the best neighborhood in Carlsbad? 🤔 Let’s break down why so many people want to live here. 🌴 This short clip just gives you a taste, but the full tour is up on our YouTube channel, Livin’ in San Diego with Cassidy & Chris, where we cover it all in depth.

La Costa has a mix of communities that offer something for everyone:
🏡 La Costa Valley → newer homes, over 1,000 properties to choose from, and a community center with a pool, gym, tennis courts, and year-round neighborhood events like Fourth of July parades and Oktoberfest.
🌄 La Costa Oaks → larger homes, great trail access, elevated views, and multiple community centers with pools and gyms. This is one of the pricier spots in the area.
🌳 La Costa Knolls → an established neighborhood with larger lots, mature landscaping, and many single-story options. Built mainly in the ’80s and ’90s, these homes often have bigger yards and no HOA, plus convenient access to Stagecoach Park and La Costa Canyon High School.

On top of the neighborhoods, you’ve got shopping and dining close by at La Costa Town Square, The Beacon, and The Forum, plus plenty of local favorites like Bushfire Kitchen, Lofty Coffee, and Shake Shack. Add in Stagecoach Park’s concerts in the summer, the nearby Omni La Costa Resort & Spa, and beaches like Ponto just minutes away — and you can see why this area is so highly requested. 🏖

📈 More homes are hitting the market in San Diego—but what does that actually mean for buyers and sellers?

Right now, active listings are up 27% compared to last year and even higher than the peaks we saw in 2022 and earlier this year. But keep in mind—we’re still well below the inventory levels we had back in 2018 when it leaned more toward a buyer’s market.

In this week’s market breakdown, we dig into what this rise in inventory really means and where we might be headed as summer rolls on. 👀

What About Home Prices in San Diego? 🏡📉

You’ve probably heard some national headlines lately saying it’s a “great time to buy” and that home prices are dropping. But is that really what’s happening here in San Diego?

Inventory has definitely ticked up—we’re seeing more homes on the market than we’ve seen in recent Junes. That’s giving buyers more options and a little more breathing room. Homes are sitting longer, and fewer are selling over list price like they did during the peak frenzy of 2022. In fact, Redfin shows that right now there are about 14% more home sellers than buyers in San Diego, marking a shift toward a more balanced (even slightly buyer-leaning) market.

As for prices? While we’re not seeing a dramatic drop, things have cooled a bit. The median sales price in San Diego County is hovering around $936,000, slightly up year-over-year, but still under last summer’s peak of $950,000. So yes, prices are off their highs, and the market feels softer overall.

If you’ve been waiting for a little less competition and more room to negotiate, this market might be worth a look. Let’s chat about whether it makes sense for you to jump in now—or just keep your eye on what’s happening next.
