Commentary from Origin Point Mortgage lender👉 The bond market is still digesting yesterday’s hawkish Fed cut and the overnight U.S.–China trade truce. The Fed trimmed rates by 25 bps, but Fed Chairman Powell made it clear that a cut in December is not a sure thing. This pushed bonds higher as traders dialed back expectations for more Fed easing, which isn’t great for ARM rates. Adding to the mix, the Fed’s plan to reinvest runoff only into T-bills, left traders disappointed. Over the next two years, the market expects the supply of longer-term bonds (similar to mortgage backed securities) to increase by roughly $1 trillion. If the Fed is not a buyer and the market doesn’t have enough appetite to absorb that added supply, then bonds yields and therefore mortgage rates, will need to increase in order to attract buyers for that supply.

Then came the China trade deal news, and risk-on sentiment kicked in. Investors dumped some safe-haven Treasuries, pushing yields even higher, and in-turn pressuring mortgage rates higher as well.

Mortgage rates took a hit, but the selloff actually feels pretty contained given the hawkish tone from the Fed, changing supply/demand dynamics, and the U.S.–China trade news. With inflation still running around 3%, odds of a December Fed rate cut have slipped from about 98% pre-Fed meeting to roughly 75% today, which says a lot about how quickly sentiment shifted.
