It’s the beginning of PCS season🎖️🚛📦 … and even though it’s been almost 5 years since my husband Paul retired from the Marine Corps, I still have feelings about it 🤣. Perhaps one of the hardest and most stressful things about Military family life is the PCS move. It’s not just the physical act of packing, purging, closing accounts, giving notices, etc that is stressful. The emotional act of suddenly yanking everyone away from friends, neighbors and a settled, comfortable life to embark into the unknown that often times is the hardest part. This is my story about one PCS move in particular that forced us to dig deep in an effort to find some comfort in the chaos.

💜 April is the Month of the Military Child💜
I’ve watched my children say goodbye to best friends they’d known less than three years. Pack up bedrooms they’d just finally made their own. Start over at new schools, new teams, new neighborhoods — more times than I can count across 11 PCS moves.
I’ve seen the brave face they put on when they have to say goodbye..again. The quiet tears on the drive home. And I’ve also seen the pure, electric joy of a homecoming — little legs running full speed across a flight line toward the one person they’ve missed most.
Military children are something else entirely.
They are resilient in ways that will take your breath away. They make friends fast because they’ve had to. They carry more emotional intelligence in their little hearts than most adults I know. They learn early that home isn’t a place — it’s the people you love, wherever you land together.
If you’re raising a military child right now — in the middle of a deployment, a PCS, a fresh start in a city where you know no one — I see you. Your kids see you too, even when it’s hard. Especially when it’s hard.
To my own kids: thank you for being my greatest teachers in all of it. 💜

🧳Let’s unpack VA Loan Assumptions 🧳🇺🇸

This is an under utilized, widely misunderstood benefit for Veterans and civilians alike. 🤯

A VA loan assumption is when someone takes over your VA mortgage instead of getting a new one.

They keep:
    •    Your interest rate
    •    Your monthly payment
    •    Whatever time is left on the loan

This is a big deal if your rate is lower than today’s rates!

Who Can Take Over the Loan?
Pretty much:
    •    Veterans
    •    Active-duty military
    •    Regular civilians
They still have to qualify with the lender (credit, income, etc.), and the VA has to approve it.

The Entitlement Thing (Important but Not Scary)
If another veteran takes it over:
    •    Their VA entitlement replaces yours
    •    Your entitlement gets freed up
    •    This is the cleanest situation
If a non-veteran takes it over:
    •    Your VA entitlement stays tied to that loan
    •    You might not be able to use a VA loan again right away
    •    You’ll want a release of liability so you’re not on the hook anymore

What About the Price Difference?
The buyer only takes over what you still owe.
So if:
    •    Home is worth $400k
    •    You owe $300k
The buyer needs to cover the extra $100k, usually with cash or another loan.

Costs
    •    VA charges a small 0.5% assumption fee
    •    Closing costs are usually lower than a normal loan
    •    Appraisal may or may not be required

Why People Like Assumptions
    •    Lower interest rate 😎
    •    Lower monthly payment
    •    Cheaper than getting a brand-new loan
    •    Makes your house easier to sell when rates are high

Things to Watch Out For
    •    Your VA entitlement can get stuck
    •    Process can be slower
    •    You must get the paperwork right

Bottom line:
VA loan assumptions can be awesome, but only if you understand who’s assuming the loan and how it affects your VA benefits.
