Long term demographic trends are one of the key drivers of rental demand in multifamily. The Millennials are the age cohort that is in the prime renter age (~25 - 35), and a majority of Millennials are renters. Millennials are a very large age group... there are about as many Millennials as there are Baby Boomers. And their increasing interest in renting vs. owning a home is great for owners of multifamily apartment complexes. ... another very strong positive demographic stat is that the Gen Z age cohort (people born between the mid-1990s - 2010 ) are now approaching the prime renter age, and Gen Z is a bigger age group than Baby Boomers and Millennials. As this article notes, Gen Z-ers will be the single largest group of consumers, and more than 25% of the population in the US will be Gen Z-ers.

With an estimated $143B in buying power, Gen Z is ready to disrupt the multifamily space.

Investing in Markets with STEM-Related Employers

When evaluating the strength of cities for real estate investments, we consider over 20 data points. One of these is whether the city has a strong presence of science, technology, engineering and math (STEM) related employers, and is seeking to grow that segment of their economy.

Kansas City is one of our top cities. One reason is its business-friendly environment that has attracted a variety of STEM-related employers. Its largest employer, healthcare IT company Cerner Corporation, is just 3 miles from our newest investment property, Colony Court Apartments. Biotech, medical research, and healthcare area also strong sectors of the KC economy.
