Raising Rents when more people in unit: As a real estate broker I keep up on landlord/tenant rules/laws in the City of LA, surrounding cities, and County of Los Angeles. A landlord attorney just emailed the following out. If you need direction to get advice, reach out to me :

Landlords- If your property is in the City of Los Angeles and under rent control, do not miss your opportunity to raise rents by 10%

During the pandemic period landlords could not prevent additional persons from occupying your unit. Under the rules for the City of Los Angeles, a landlord may increase rent by 10% for each additional person who joined the tenancy. An exception would be the first minor child.

A landlord must serve a notice of increase within 60 days of this person occupying the property. Since the pandemic rules prevented any increases until February 1, 2024, you have 60 days from that date to increase the rent. If you fail to do so, you will have lost your window of opportunity. If you need assistance in determining if you can properly serve a rent increase notice, please contact our office. We can also assist in preparing and serving this notice. In addition, you are also allowed to commence an eviction, if this constitutes a violation of the rental agreement.

LOS ANGELES, CA — The second installment of property taxes are due in Los Angeles today at 5 p.m., but electronic payments will be accepted up until 11:59 p.m. Pacific Time on the delinquency date Monday, according to the County Los Angeles Treasurer and Tax Collector's website.

Late payments result in a 10 percent penalty and a $10 fee. So a late property tax payment of $2,000 could cost a Los Angeles County homeowner at least $200 today.
