IMPACTED BY A DISASTER?
NOVEMBER 8: DEADLINE FOR WOOLSEY FIRE RELIEF

The Los Angeles County Assessor’s Office offers significant savings to taxpayers whose properties have been destroyed or have sustained a minimum of $10,000 in damage by filing a Misfortune and Calamity (M&C) claim for property tax relief. Through this M&C process, homeowners may also transfer their base-year values to a replacement home of equal or lesser value. The savings stays in effect usually until the property is restored.

The time frame for filing an M&C claim is 12 months from the date of the natural disaster that caused the damage, which could be an earthquake or flood, among others. As an example, the Woolsey Fire broke out on Nov. 8, 2018 and the deadline for that disaster is Nov. 8 of this year.

Although the Assessor’s Office proactively reaches out to property owners to notify them of their eligibility for Misfortune & Calamity relief, state law mandates that each property owner submit this claim in order to receive relief. Check out the website at [email protected].

WHAT IS A SUPPLEMENTAL TAX BILL?

Purchasing a home in California can be a complicated process. While the process can be confusing at times, there is no more confusing aspect of your purchase than deciphering your Supplemental Tax Bill. Even the most experienced real estate agent can have trouble with this one, and the Assessor’s Office wants to ensure no one pays more than their fair share.

Simply put, a Supplemental Tax Bill is a one-time bill that pays the County the difference between what the taxes were for the seller, and what they are now for the buyer. This amount is prorated from the time of closing escrow until the time the Assessor learns that there is a new owner and the Treasurer-Tax Collector can send a new, up-to-date property tax bill.

However, the Office of the Assessor has a great tool that will help you plan for your Supplemental Tax Bill: The Supplemental Tax Estimator provides an estimate of the amount of supplemental taxes you can expect to pay if you have recently purchased a property. Please note that the estimator is intended for changes in ownership only and not for new construction.
