This morning's inspection allowed us to discover some significant safety issues in an electric panel. Melted insulation and darkened wire can indicate a significant fault with a circuit that could result in a fire. This is something that could have very easily been missed by another inspector or never even looked at if the inspection was waived. Things like this are why we encourage people to hire a local, highly regarded inspection service prior to closing on their home.

Inspector Amanda found some root intrusion and a small blockage during a recent sewer scope inspection. Everything appeared to be draining normally when we tested the plumbing inside the home, but the camera revealed conditions that otherwise would have gone unnoticed.

Fortunately, this appears to be a relatively straightforward and inexpensive issue to address.

That’s the value of a thorough inspection. Another Pinnacle client gets a clearer picture of the home they’re buying—and hopefully we earn another 5-star review along the way!

By using thermography and quality moisture meters, Chris and Amanda were able to locate a wet section of ceiling and confirm it is actively wet. This could have been easily missed if the right equipment used by experienced inspectors wasn't available.

We're not perfect, but we try harder. Call us to see why we are the highest rated inspection service in the area.

We were very surprised this wasn't showing evidence of heavy back drafting. The potential for combustion gases spilling back into the home is very high so this has to be corrected.
