🍂 Let’s fall into the August 2026 Arapahoe County real estate market!

For this month’s update, I headed out to the High Line Canal as we start making the transition into one of my favorite times of year in Colorado. Cooler days, changing leaves, and some beautiful autumn colors are right around the corner. 🍁

As for the housing market, August brought an interesting mix:

🏠 Average Sales Price: $791K ↑ 10%
📊 Sales-to-List Price: 98.9%
🏡 Homes Sold: 432 ↓ 15%
⏱️ Avg. Days on Market: 40 ↓ 7%
📍 New Listings: 463 ↓ 6%

Prices were higher and homes that sold moved a little faster, while both sales activity and new inventory were lower compared to last year.

The leaves aren’t the only thing changing this season — the real estate market is changing right along with them.

Ever heard THIS sound echoing through the Colorado mountains? 🦌🔊

That’s a bull elk bugling—and fall in Colorado means the elk rut is underway.

Every fall, bull elk use that unmistakable bugle to attract females and challenge other bulls. And sometimes those challenges turn into full-on battles, with two massive bulls locking antlers over a herd of females.

But there’s a lot more to Colorado elk than the rut.

In this episode of The Animal Almanac, we get into:

• What an elk bugle actually means
• What happens during the Colorado elk rut
• How big and fast elk can get
• How high into Colorado’s mountains they roam
• Where they go when winter arrives
• Why Estes Park becomes elk country every fall

You’ll find elk throughout Colorado’s mountains and foothills—including around Evergreen—but seeing and hearingthem during the fall rut is something else entirely.

A lot of people think being a Realtor means looking at beautiful homes, making your own schedule, opening a few doors, negotiating a little…and making some easy money on the side. 😂

Yeah…you should totally try it. 😂

And trust me…this is DEFINITELY not even the tip of the iceberg of what being a Realtor is actually like.

My fellow real estate agents already know there are about 100 other things I could’ve added to this video. 😂

💩 THE SELLER FLUSHED THE TOILET DURING OUR SEWER SCOPE.

And yes… this literally happened. 😂

We were downstairs during a home inspection, actively scoping the sewer line, when the seller came home….he did his duty. 🚽

FLUSHED.

And left.

There was just one problem…

WE HAD THE SEWER LINE OPEN DOWNSTAIRS. 💀😂

Needless to say, things escalated pretty quickly.

Huge shoutout to Wade Hunsinger with Aspire Property Inspections for surviving this one with me — and being a good sport about reenacting it. 😂

The video might be slightly exaggerated for entertainment…

But the seller coming home, using the bathroom, and flushing while we were doing the sewer scope? 100% REAL.😂💩

For this month’s market update, I took things to the track at K1 Speed in Littleton! 🏁

Here’s your July 2026 Arapahoe County Market Snapshot:

🏠 Average Sales Price: $736K ↓ 2%
📊 Sales-to-List Price: 99.3%
🏡 Homes Sold: 525 ↓ 6%
📍 New Listings: 519 ↓ 4%
⏱️ Avg. Days on Market: 33 ↓ 6%

We saw fewer sales and slightly lower prices compared to last year, but homes actually moved faster.

The Arapahoe County market may have eased off the gas a little, but it definitely hasn’t hit the brakes. 🏁
