This real estate market is crazy!!!

30 year fixed rates hit 7.5% today, but buyer demand is as if rates are at 3%.

I tried scheduling a showing today for a listing that's been on the market for 1 day, but saw that all showing times had been blocked off.

I reached out to the listing agent to see if the sellers would still allow showings, and this is the response I received:

"We have 10 offers in hand and are expecting to get 3 more, so we are stopping showings. The seller will be accepting a cash offer to avoid any issues with appraisal".

If you are shopping for a home in this market:

1.) Homes that are priced at or below market value and are marketed well will sell within a week, so make sure that you are pre-approved by a local, competent lender to be able to make an offer FAST when you find home that fits your search criteria.

2.) Work with a buyer's agent that has a high level of responsiveness and can show you homes the same day that they hit the market. Speed is the name of the game when buying in a seller's market!

3.) Be patient! You may lose in competitive offer scenarios in this market, but know that you will eventually find the perfect home for you and your family if you just stay the course and are willing to compete.

Sellers:

1.) Right now is the best time to sell that I've seen in the last two years.

2.) Even though it is a seller's market where the sellers have the advantage, go all out with the best photography and marketing possible!

3.) The question to ask yourself isn't IF you can sell in this market, but how much can you sell your home for? Work with a skilled real estate agent that can maximize your sale price and sell in the fastest amount of time possible.

Congratulations to these buyers on purchasing their first home! 🏡 🥂

On top of reviewing the builder-friendly contracts for my buyer, coordinating with the seller to repair items and make paint touchups, and covering a lot of other due diligence items, I was able to negotiate $15,000 in seller concessions for these buyers to allow for a temporary interest rate buy-down and cover a portion of their closing costs.
