Fall officially arrives today, but the Englewood-area real estate market isn’t exactly cooling off!

According to live MLS data from the last 7 days, single-family home activity shows buyers are making early moves ahead of season:

🔥 49 PENDING — homes went under contract
🏡 45 SOLD — homes closed
🌴 41 NEW LISTINGS — homes came on the market

That means 94 homes went pending or sold compared with just 41 new listings — more than 2 to 1!

But there’s another important number sellers should notice: 57 PRICE DECREASES.

What does that tell us?

Demand is there. Buyers are buying. Homes are moving. But buyers are also paying attention to PRICE, CONDITION & VALUE. Simply putting a home on the market isn’t enough — positioning it correctly from the beginning matters.

This helmet belonged to FDNY firefighter Joseph Hunter, recovered from the wreckage of the World Trade Center after 9/11. Burned, crushed and battered, it still carries his number—238.

Behind every helmet was a person. A family. A life. Someone who didn’t make it home.
