The Englewood area market hasn’t really been about bidding wars since 2020–2021.

Over the past couple of years, it’s been more of a standoff.

Many sellers — based on past market conditions or their financial investment — have held firm on pricing. Meanwhile, buyers have taken a patient approach, believing prices would eventually adjust. And they have.

We’ve now seen:
• Price adjustments across many segments
• A move toward more realistic market alignment
• And recently — improving borrowing conditions

Mortgage rates have begun trending closer to the 6% range again, with some well-qualified buyers seeing options that start with a “5”.

That combination — price adjustment plus improving affordability — is helping move the market toward balance.
