A good realtor will help you buy a house. A great one will make sure it's actually the right one.

Some real estate transactions are a straight line. This one? This one was a 3D roller coaster in the dark. 🎢

I’m thrilled to officially announce the closing of this property, but the journey to get here deserves its own mini-series. We didn't just navigate a standard sale; we successfully tackled:
💧 Complex water rights & well issues
📶 A separate sale for an on-site cell tower (so much paperwork!)
📐 Tangled survey and easement disputes
💩 Septic system hurdles
🧠 ...And some strong personality differences along the way.

When a deal has this many moving parts, it takes a village—and a lot of patience. Huge shoutout to the buyer’s agent, Joan Pratt. Working with a true professional on the other side of the table made all the difference in getting this across the finish line.
