🏡 August Market Update

The summer market has definitely slowed down, but slower doesn’t necessarily mean prices are falling.

Across Denver Metro, buyers are taking more time, homes are taking longer to sell, and there’s more inventory to choose from. But here’s the interesting part: year-over-year prices are UP for both single-family homes AND condos/townhomes. 👀

That’s an important distinction. We’re seeing a market with more patience, more negotiation, and longer timelines, not a market where values are simply falling across the board.

And the difference between property types continues to matter. Single-family homes and condos/townhomes are operating in very different markets, which is why I continue to break these numbers out separately rather than lumping everything together. Condos and townhomes, in particular, are giving buyers considerably more inventory and negotiating power.

Colorado Springs is telling its own story as well, with single-family values holding relatively steady year over year while the condo/townhome segment remains much softer.

The takeaway? There isn't one “Colorado housing market.” Location, property type, price point and even neighborhood can completely change what buyers and sellers are experiencing right now.

The market may be moving slower, but it’s still moving. Strategy matters. 🏡

We’re continuing to see a more balanced environment. Buyers have options and are taking a thoughtful approach, while sellers who come in priced right and well-prepared are still getting solid results. It’s not about testing the market anymore—it’s about meeting it.

You’ll also notice I’m continuing to break out the stats between single-family homes and condo/townhomes. These segments are moving differently right now, and separating them gives a much clearer picture of where demand is strongest and where strategy matters most.
