Your lender having title insurance does not automatically mean your ownership interest is

It's a reasonable question.

Title insurance serves a different purpose. It is designed to provide protection against certain covered title issues that may affect ownership, according to the terms of the policy.

Buyers should also understand the distinction between a lender's policy and an owner's policy. The lender's policy protects the lender's interest; it does not automatically provide the same protection to the homeowner.

The better question isn't simply, “Do I need it?”

Ask:
What does this policy protect? Who does it protect? What risks are covered? What does it cost?
