Welcome to the Summer Real Estate Market!
Outside forces seem to be at work in the Denver Real Estate Market, as we feel the residual effects of wars and rumors of wars in our costs of living, potential higher inflation and maybe a stronger economy with more jobs being created which in turn increases the risk of higher interest rates!

Stubbornly high and fluctuating mortgage rates are impacting BOTH seller activity and buyer demand.

May saw some nice late Spring activity as the Pending Sales were just over 4,100 which is up 2% from May of 2025 and Closed homes were right at 4,000 however that is down almost 7% from May of last year!

The inner market story for seller’s is new listings in May were down 9.5 percent from last month and 17.5 percent from last year. Buyers continue to be active signaling that demand has not disappeared; it is simply taking its time within a tighter pool of available homes.

Inventory is at 13 weeks – just over 3 months - and that is an indication of an emerging balanced market if new listings don’t keep pace with demand this Summer!

Median Residential home prices reached $615,000, a 2.5% increase from last year at this time, and the Average price of a Residential home was $744,000, a 3.3% increase from May of 2025!

For Sellers: preserving market value without having to move on price, means preparing your property to anticipate inspection contingencies, and potentially offering concessions to buyers for rate buydowns. Well-priced homes that show value are still attracting strong interest and going under contract at a healthy rate.

For Buyers: new purchase, move up, and downsizing buyers can expect interest rates to continue in the mid to high sixes which means you are better served looking for a rate solution than waiting for a substantial price correction.

In an adjusting market everyone needs to be open to negotiation, which demands professional skills and focus on client outcomes.

🏡🔑 Denver Real Estate Market Update May 2025! 🏡🔑

The 2026 Denver Real Estate Market has become less seasonal with the Spring and Summer peaks and valleys. Actually, the Denver Metro Market is settling into something much more consistent and far less dramatic.

We saw such an aggressive market from 2017 through the Pandemic boom with Median prices going from $473,000 in early 2021 to over $616,000 in April 2022. Now, it truly has felt like a slow and steady groundhog year again as the Median price has been nearly identical at $602,000 in April 2024, and $604,000 in April 2025 and we ended April 2026 at $605,000.

General household needs are creating a much more consistent real estate market versus the human behavior of the Seasons. This also shows the resiliency of the market with the Global economic uncertainty and the rise in Mortgage rates this year!

Supply and Demand continue to support the foundation as the Active Inventory rose substantially from last month to 11,539 up over 17%, while Pending’s and Closed homes stayed almost identical to the month before!

Sellers
- We are seeing a clear pattern where homes that are prepared and show well and priced correctly will sell in the first 7-10 days, otherwise they tend to fall closer to the Average days on the market which is currently 40.

Buyers
- You have a great supply of homes to preview and compare and finally a little time to think about your purchase, compare and negotiate. Prices are staying fairly consistent this year, but be careful not to rely on the wait and see approach too much as you see the next home for you, please make a decision quickly before you have to work with competing offers!

This market isn’t unpredictable like it seemed the past few years – it’s becoming reliable and steady! Right now, reliable and steady is a good place to be!

Ready or not! Spring is Here!

It seems in the World today the only reliable forecast is to expect the unexpected. Geopolitical uncertainty rattled financial markets impacting consumer mindset, and March 2026 delivered a pleasant surprise with market trends that pointed towards the positive.

With seesawing mortgage rates that threatened to stall the momentum we saw building in February - March surprised with:

- Nearly 6,000 new listings coming on the market - up nearly 20% from February.

- Pending sales jumped as well – up 31 percent month-over-month with buyers absorbing the new inventory quickly.

In fact, average days in the MLS dropped 15 percent month-over-month to 50 days from 59 - a signal that buyers are no longer just browsing, they are buying.

Market activity wasn't isolated to a single segment or price point - it was broad-based across both single family and attached homes.

- The average price of a Single Family home rose to over $785,000 up 4% from February and $453,000 for Condos and Townhomes up 7.5% from February.

- Demand has softened over the past two years and 2026 continues to lag 2025 with closed sales down 5 percent and the median close price down 1.7 percent at $580,000.

- The close-price-to-list price ratio ticked up to 99.13 percent, and well-priced homes in desirable locations saw multiple offers.

Overall March’s numbers show a positive trend for both buyers and sellers heading into spring. Despite fluctuating rates and some uncertainty in the World it clearly illustrates that the real estate market is still alive and well, and people still are moving. As Inventory normalizes, and pricing adjusts, demand is returning.
