Both Colorado Springs and metro Denver in the top 10 hottest housing markets in the country. Anyone trying to buy a home will agree.

In the last month of winter, homes for sale were scarcer than ever, according to realtor.com data. Strong buyer demand continued to power sales and prices, and homes flew off the market—especially in these 10 cities.

LATEST HOUSING DATA FOR METRO DENVER JULY 2016

For home buyers looking for relief from the multiple offer scenarios and listings on the market for 3 days, there doesn't seem to be a reprieve in the immediate future. Latest highlights for July 2016 are shown below:

July 31, 2015 Total Listings: 8930
July 31, 2016 Total Listings: 8859 (decrease of 1%)

July 31, 2015 Average Days on the Market: 20
July 31, 2016 Average Days on the Market: 20

July 31, 2015 Median Sales Price: $311,600
July 31, 2016 Median Sales Price: $350,000 (increase of 12%)

The number of listings in metro Denver and along the Front Range is cyclical with December to February having the lowest inventory and the springs/summer (May-Sept.) having the highest. The metro area as a whole continues to see large appreciation rates year over year. Overall inventory levels remain very low which continues to lead to a very-low 20 days average time on the market. The lack of supply continues to drive prices up. This has been a consistent pattern for over 3 years now and shows no signs of abating in the immediate future.

July 2015/2016 Median Sales Price for Condos/Townhouses: $155,000 (2016 - $165,000) 6.5% increase
July 2015/2016 Median Sales Price for Single-Family Homes: $245,000 (2016 - $257,500) 5.1% increase

July 2015 Average Days on Market (Single-Family Homes): 70
July 2016 Average Days on Market (Single-Family Homes): 25 (64.3% decrease year over year)
July 2015 Average Days on Market (Condos/Townhouses): 62
July 2016 Average Days on Market (Condos/Townhouses): 19 (69.4% decrease year over year)

We have seen starting in early 2016, especially in the market below $200,000, a massive tightening in Colorado Springs. For example, the number of single-family homes between $100,000 and $199,999 has dropped 70.6% in the last year! Usually the lowest priced homes are the first to experience this, and it may certainly be accelerating with metro Denver simply not having hardly any housing under $200,000. The corresponding median increases in year over year condo/townhouse prices and subsequent massive drop in the days on the market is showing that especially on the lower end, we have shifted into a Denver type of seller's market. This change in Colorado Springs has been rather swift and will be interesting to see if the momentum continues into the slower fall and winter season.

So, for a few weeks now, I have mentioned to just a few people I will be heading to Europe. Where am I going? Ha - great question. Starting in Amsterdam, but after that it is out of my hands. About to embark on a little adventure with my 67 year old dad as a teammate against 10 other teams. No - it isn't the Amazing Race. But, it is a fun little team competition with a few dollars up for grabs - but most importantly just a chance to do something really unique. The couple people I've slipped a few details have wanted me to blog - I will give it my best shot and post here and on my facebook business page. We will have constant internet because of the logistics of not knowing where we will be until 12-24 hours ahead. The fun begins June 25 in Amsterdam. Let's see what happens!
