“Title is clean” is not a seller description. It is a conclusion supported by the title work.

Read the commitment and exceptions. Confirm the ownership chain and signing authority. Track payoff and release requirements. Check the tax, HOA and utility items relevant to the property. If an estate, probate issue or prior lien is involved, surface it while there is still time to cure it.

The best closing is boring because the title problems were handled before financing, crews and nonrefundable dollars were waiting at the table.

Verify first. Close clean.

“I’ll rent it” is not a second exit until the monthly math survives contact with the property.

Start with defensible market rent. Subtract debt service, taxes, insurance, HOA, vacancy, repairs, capital reserves and management. Then test the refinance using terms the deal could realistically support, not the rate or valuation you hope will exist.

The $900 loss in this cartoon is an illustrative scenario. The real lesson is universal: a negative hold does not become a backup plan because the resale took longer than expected.

Run both exits before closing.

Denver Metro buyers had 4% more new listings to choose from in August while pending activity fell 7% year over year. In a market with choices, finish quality matters, but unsupported upgrades do not receive automatic reimbursement.

Build the scope in this order: water, safety and structure; systems and function; finishes supported by the competing inventory; cosmetics last.

Every rehab dollar should do at least one job: defend the exit price, shorten market time or reduce ex*****on risk. If it does none of the three, it is probably taste, not underwriting.

Renovate for the buyer and the block.

An 80% deposit turns the investor into the bank before the work exists.

A disciplined construction agreement defines scope, materials, exclusions, change-order rules, milestones and who can approve a draw. Before money moves, verify the contractor, the insurance required for the work and the people actually performing it. Then document progress and collect the appropriate payment and lien paperwork.

The goal is not to starve the job of cash. It is to make every payment correspond to proof that the project moved forward.

Fund completed work, not promises.

The permit fee is rarely the expensive surprise. The expensive surprise is learning that the scope, drawings and inspection sequence were never settled before the crew opened the walls.

Denver requires permits for most construction, alteration and repair work. Some trade work qualifies for a quick permit; structural work generally does not. Requirements also change by jurisdiction, property and scope.

Before demolition, confirm the authority, define the full scope, price the documents and fees, map the inspections, and put real review time in the schedule.

The cleanest rehab calendar starts before the first hammer swings.

Denver Metro homes spent a median 29 days in the MLS in August. That clock starts after the rehab, inspections, photography and launch. It still does not include buyer diligence, appraisal or closing.

Meanwhile, the September 3 conventional 30-year mortgage benchmark was 6.71%. Investor and bridge financing price differently, but the message is the same: capital is not waiting for free.

Underwrite interest, taxes, insurance, utilities, maintenance and at least two slower-than-planned months. A successful flip is not just purchase price plus rehab. It is cost multiplied by time.

Follow EquityDispo for flip math that includes the calendar.

Denver Metro’s August median closed price held nearly flat at $595,000 while sales activity cooled. Useful context, but it still cannot comp a house.

Inside one ZIP code, value can change with property type, size, condition, traffic exposure, view, school boundary and the buyer pool on that block. Start with the most similar closed sales, then account for the differences the market actually pays for.

If one distant or exceptional sale is carrying the ARV, you do not have a comp set. You have a story.

Save the checklist. Follow EquityDispo for underwriting built to be checked.
