YOUR HOUSE MAY BE WORTH MORE THAN A PLACE TO LIVE.

For many longtime South Denver Metro homeowners, it may also be one of their largest financial assets.

And new housing research shows just how much that's affecting today's market.

Baby Boomers now account for:

55% of recent home sellers.
42% of recent home buyers.

And among Boomers ages 71–79 who purchased, 46% paid entirely with cash.

That's telling us something important.

Many longtime homeowners aren't asking:

That may be the biggest shift in the Denver luxury market right now.

Homes over $1 million are still selling.

Serious buyers are still active.

But today’s luxury buyer is more selective than they were a few years ago.

They’re comparing:

Condition.

Location.

Privacy.

Views.

Land.

Updates.

Deferred maintenance.

And most importantly…

When REALTORS® were asked what they commonly recommend sellers do before listing, the top answer wasn't:

Kitchen remodel.

Bathroom renovation.

Primary suite addition.

It was:

PAINT.

Why?

Because buyers don't need your home to be perfect.

They need fewer reasons to hesitate.

Fresh paint.

Clean flooring.

Good lighting.

A repaired front door.

A cared-for exterior.
