Highlands Ranch did not act like one market in the three months ending August 31, 2026.

The Real Estate Data Aggregator shows a clear split. ZIP 80126 got tighter, with fewer homes for sale. ZIP 80130 added choices for buyers. ZIP 80129 held steady on inventory, but homes took longer to sell. That is why two homes in Highlands Ranch can need very different pricing or offer strategies.

It is also worth keeping the full cost picture in mind. Highlands Ranch is an unincorporated community in Douglas County, and HRCA dues are part of what buyers price in across all three ZIPs.

Half of the homes in 80127 went under contract in 2 weeks.

That is the number I would pay attention to in this Littleton update. In the three months ending August 31, 2026, the Real Estate Data Aggregator showed 50% of homes in 80127, the Ken Caryl area in Jefferson County, went under contract within two weeks. At the same time, Redfin reported a 7.4% weekly average mortgage rate on October 8, 2026.

So yes, rates are high. But not every part of the market is slowing the same way. The Real Estate Data Aggregator also showed homes for sale in 80127 were down 25.9% from a year earlier. Fewer choices can keep pressure on the homes that are priced right.

If you have a Littleton mailing address, it is worth looking closer. 80127, 80128 and 80123 are telling different stories, and county lines matter.

Here's something surprising from the latest Denver Metro housing report.

Homes priced above $1 million spent a median of just **21 days in the MLS** in September.

Detached luxury homes?

**19 days.**

Meanwhile, the overall Denver market took a median of **32 days**.

And in the $500,000 to $749,999 market, sellers are often negotiating more than just price.

Same market.

Different buyers.

Different expectations.

Different results.

Bruce believes the biggest mistake a seller can make today is assuming that one Denver housing headline explains what their home is worth or how quickly it will sell.

It doesn't.

Buyers in Lakewood are paying close attention to one home this week, and the numbers show it.

We looked at 303 homes for sale in the area for the week of October 12. This home came out as the Deal of the Week, the top pick for its age based on saves. The homes we checked averaged 63 saves on Zillow. This one had 293 saves and 1,818 views. That puts it 366% above that average.

Every week I look at homes for sale across the south Denver metro and find the one buyers are paying the most attention to for its age. This week's pick is in Greenwood Village.

Here is what the numbers show. Among the homes we checked on Zillow, the average was 37 saves. This home earned 60 saves and 513 views. That puts it 64% above the average save count for the homes we checked. Out of 391 homes for sale in the area, this one stood out.

Saves and views measure attention, not tours or offers. But when a home pulls this kind of attention, it is worth knowing what it is.
