Several conversations with the seller about market strategies and what their goal is for the sale.
Meeting with the owner at the home multiple times to view the property and determine what items needed completed prior to listing and get a feel for the home.
Searching the MLS for the most accurate market comparables to help us list aggressively to achieve a quick sell in hopes of meeting the sellers goals.
Coordinating listing contracts, signatures, disclosures, photographs, and showings.
Setting aside time from my family on a Holiday to negotiate contracts with a certain $$ figure in mind for the sellers to walk away and meet their goal.

Posting statuses like "UNDER CONTRACT IN (X) TIME" disregards the hard work Realtors put into listing homes and diminishes our value. It's more than slapping a sign in the yard, taking a few blurry cellphone pics, and making a celebratory "New Listing" post. It's years of learning and reading the market and real estate trends. It's forming a working relationships with other agents to help foster a positive experience. It's protecting my clients best interest throughout the entire transaction to achieve a successful outcome.

*YES, the seller could have listed themselves, but leaned on me for my knowledge, expertise, and experience.
