N.H. “Bud” Nicholas III was born at home in Enid on June 6, 1932, to Nicholas H. Nicholas II and Genevieve Hathoot Nicholas. He was the fourth of six children and spent nearly his entire life in Enid, except for his years away at school. He attended McKinley Grade School, Emerson Junior High, and later Pembroke Hill School in Kansas City, Missouri, where he credited a special teacher with inspiring his lifelong love of reading. He returned home to graduate from Enid High School in 1950.

Bud went on to earn a business degree from Oklahoma State University, then known as Oklahoma A&M. He later attended University of Oklahoma College of Law, but soon realized that development and real estate were his true calling.

He received his real estate broker’s license in 1955 and founded Nick H. Nicholas Agency that same year. Over the decades, Bud helped shape countless areas of Enid through his vision and determination. At just 36 years old, he purchased land and developed Sunset Plaza Shopping Center, which opened in 1968. Alongside his lifelong business partner and brother, Jim, he went on to develop Seven Pines, La Mesa West, Thousand Oaks, La Mesa West Shopping Center, Seven Pines Apartments, multiple additions along North Imo Road, the east and west sides surrounding Pheasant Run Golf Course, Enid Energy Center, Trails West, and many other parts of Enid.

Bud and Jim spent their lives working side by side, building not only neighborhoods and businesses, but a legacy of dedication, integrity, and vision. We know they are celebrating together now.

For several years, Nicholas Real Estate has remained the longest continually established real estate company in Oklahoma. Bud’s greatest passion in business was commercial real estate — selling land, buildings, and dreaming about what they could become. He loved long car rides filled with conversation about business and new ideas.

Outside of work, Bud found joy in fishing, quail hunting, and the many dogs he loved throughout his life. One of his greatest hobbies was woodworking. A true perfectionist, he crafted beautiful furniture entirely from instinct, never relying on written plans. He preferred reclaimed wood and took pride in using dovetail joints rather than nails or screws, creating pieces that reflected both craftsmanship and character.

He grew up as a member of First Presbyterian Church and later became a charter member of Westminster Presbyterian Church. He loved his Lord, his church, and his church family.

He married Jo Ann Templeman at First Methodist Church on June 15, 1958, and together they celebrated sixty-seven wonderful years of marriage in 2025. He deeply loved his role as Husband, Dad, and Granddad, and especially cherished the love of his great-grandchildren.

He is survived by the love of his life, Jo Ann Nicholas, of the home; his three boys, of whom he was immensely proud, Nicholas H. “Buddy” Nicholas IV and wife Jan, of Enid, Jay Charles Nicholas and wife Carolyn, of Enid, and Barry Matthew Nicholas, of Scottsdale; his six beloved grandchildren, Natalie Nicholas-Bowers and husband Jay, Nicholas H. “Nick” Nicholas V and wife Jordan, Elizabeth Cummins and husband Daniel, Stephen Nicholas and wife Tess, all of Enid, Brent Nicholas and wife Arden, of Tulsa, and John Nicholas and wife Kyler, of Odessa; and his nine great-grandchildren, all of Enid: David, Ryan, Ebby, Bonnie, Jack, Addie, “Cole” Nicholas H. Nicholas VI, Walker, and Scottie.

He is also survived by his two sisters-in-law, Ila Nicholas and Kay Nicholas; many beloved nieces and nephews; and countless dear friends made throughout the years.

Preceding him in death were his parents, Nick and Genevieve Nicholas; his brothers and sisters, Vivienne, Marguerite, Rosalie, Jim, and David; and his father-in-law and mother-in-law, Fred and Roberta Templeman.

The family extends heartfelt thanks to his devoted caregivers over the past two years: Larry Smith, Mary Johnson, and the Ancheta family.

Memorials may be made in his honor to Westminster Presbyterian Church, Oklahoma Medical Research Foundation, or Hospice Circle of Love, whose compassionate care meant so much to him and his family, with Brown-Cummings Funeral Home serving as custodian of the funds.
